South of the border, a Tweed vacate clean follows NSW law: the property goes back as near as possible to how it was at the start, measured against the ingoing condition report, fair wear and tear allowed. Our Sydney cleaners page covers those rules, the 2025 pet changes and NSW bond claims. North of it, Queensland's Residential Tenancies Authority sets the standard, which our Brisbane cleaners page explains, and our Gold Coast cleaners page covers hotel, resort and body corporate work up the coast. This section is about the Tweed side and the line itself.
The two tenancy systems overlap more than they differ, but the differences show up on a cleaner's website. Both expect a rental back in its starting condition, less fair wear and tear. In Queensland the tenant completes the exit condition report (Form 14a) for comparison with the entry report, and the RTA says the tenant decides whether to clean or hire a professional. Its carpet guidance adds that an owner or manager can't require a tenant to buy cleaning services, use a particular company or pay a set fee, although a 2019 tribunal appeal upheld a special term for professional carpet cleaning where the carpets had been professionally cleaned at the start. In NSW, a pet condition requiring professional carpet cleaning, allowed since 19 May 2025, must be carried out even if the carpets already look clean. Wording that works on both sides of the line keeps you out of trouble with tenants and agents alike.
NSW moved its clocks forward on 4 October 2026 and turns them back on 4 April 2027; Queensland doesn't change. For half the year an 11am check-out in Kingscliff is 10am in Coolangatta. On holiday letting, the NSW Government's day caps cover Greater Sydney, the Ballina area and parts of the Clarence Valley and Muswellbrook at 180 days, and most of Byron Shire at 60, with mapped exceptions around the Byron Bay town centre and Brunswick Heads. Tweed Shire isn't on the list, so a registered house at Casuarina or Hastings Point can take guests all year, provided it's on the STRA Register and meets the state's fire safety standard. For a changeover cleaner, that can mean more bookings outside the school holidays than for one whose owners are mostly south of Pottsville, in Byron Shire.
Tweed Shire's median age at the 2021 Census was 47, against 39 for both NSW and the City of Gold Coast, and 41.5% of occupied homes were owned outright, compared with 31.5% across the state. Only 24.2% were rented, below the NSW figure of 32.6%, and about a quarter of those were let by a private landlord rather than an agent or housing provider. That tilts the Tweed towards regular cleans for long-term owners, many of them retired, more than towards a constant churn of move-outs. Floods are the other constant. Council's release on 1 March 2022 called that February's flood one of the biggest in the Tweed's recorded history, with houses and businesses inundated at Bogangar, Tweed Heads South and Pottsville, and it asked residents to keep flood clean-up items in their yards until council confirmed its clean-up plan. The NSW Government's flood clean-up advice asks people to wear protective clothing, leave asbestos, wiring, plumbing and gas to licensed trades, and sort waste into food, hard bulk items, green waste, scrap metal and hazardous materials.
We're an Adelaide team at Ste 3/110 Hutt St and would work with you by phone and email. Our current clients are in SA, NSW, VIC and QLD, though none is on the Tweed, and our cleaning client, Phoenix Housekeeping, is based at Morisset in Lake Macquarie. You send your services, prices and the towns you cover on each side of the border; we send back a draft link to check on your phone, and you pay once you approve it.
