In the year ending March 2026 the Gold Coast had a record 14.7 million visitors, day trips included, according to Experience Gold Coast, which uses Tourism Research Australia figures. Among them were 2.9 million domestic overnight visitors from Queensland, 2.2 million from interstate and 678,000 from overseas. Many of those overnight stays are in hotel rooms, resort apartments and holiday homes that have to be ready again for whoever arrives next. That gives a cleaner two quite different buyers: owners and letting managers who book you job by job, and hotels and resorts that may want extra housekeepers to cover their busy periods. A site does better giving each of them a page than mixing both under one holiday cleaning heading.
The second group raises a licensing question. Under Queensland's Labour Hire Licensing Act 2017, a business must not provide labour hire services without a licence, and must not advertise or hold out that it provides them unless it holds one. The regulator's cleaning industry examples are worth reading: a company that sends a worker to backfill hotel rooms for two weeks, without being engaged to produce an outcome, supply equipment or put right defective work, is treated as a labour hire provider, while a company on a fixed-price contract that controls how its workers clean, supplies the materials and fixes defects is not. A hotel that engages a provider shown on the public register as licensed has a reasonable excuse under the Act, so expect hotels to check. Whether you need a licence is a question for Labour Hire Licensing Queensland; our part is making the site describe your services the way your contracts actually work.
In apartment buildings your customer may be the on-site manager rather than the owner. Queensland's body corporate guidance calls someone engaged by a body corporate to supply services for at least a year a service contractor, and a service contractor who is also authorised as the scheme's letting agent a caretaking service contractor; the letting agent lets lots and collects rent for investor-owners. If managers like these send you holiday units, write their page around what they get asked: how fast a unit can be turned around, how damage is reported, how keys are held and whether you invoice per unit or monthly. Common property cleaning for the body corporate itself belongs in a separate section with its own quote form.
Bond cleans work the same way as in Brisbane: the RTA expects a rental back in the condition it was in at the start of the tenancy, apart from fair wear and tear, and the tenant chooses who cleans it. Our Brisbane cleaners page covers the exit condition report, the carpet and pest control rules and blue cards, so we haven't repeated them. The border is the Gold Coast's own complication. Tweed Heads, Kingscliff and the Tweed Coast down to Pottsville are in New South Wales, with NSW tenancy law and the NSW short-term rental register, both summarised on our Sydney cleaners page. NSW also moves its clocks forward from the first Sunday in October to the first Sunday in April and Queensland doesn't, so a 10am check-out in Kingscliff is 9am by a Coolangatta clock. If you take Tweed turnovers, the booking form should say which clock its times are in.
We're an Adelaide team at Hutt St and build Gold Coast cleaning sites by phone and email, without visits. You send the cleans you offer, your prices and where you'll drive to, and we send back a draft link you can check on your phone between jobs. You pay only once you've approved it.
