The area most people call the Sunshine Coast is run by two councils. Sunshine Coast Council covers Caloundra, Kawana, Maroochydore, Mooloolaba, Buderim, Coolum and the hinterland towns, and had 381,957 residents in the ABS's June 2025 estimate. Noosa Shire, a separate council to the north, had 59,551. State law is the same on both sides, so bond cleans follow the RTA rules set out on our Brisbane cleaners page, along with blue cards and NDIS worker screening. The short-stay rules are where the two councils part ways.
Noosa Council's short stay letting local law has applied since February 2022. A house let for short stays needs Council approval, renewed each year, and the owner must nominate a contact person who is available 24 hours a day, 7 days a week, lives or has a place of business within 20 km of the house, and responds to a complaint within 30 minutes. Bins have to be kept clean and can sit at the kerb for no more than 24 hours before or after collection day, the grounds must be kept safe and tidy, and an approval notice showing the complaints hotline goes at the front of the property. A changeover cleaner is often the only person at the house between guests, so a page saying which of those jobs you take on reads as if it was written for Noosa owners. Offer to be the nominated contact only if you can really answer a call at 2am and be there inside half an hour.
The region is older than Brisbane, and the gap shows suburb by suburb. In the ABS's June 2025 estimates the Sunshine Coast council area had a median age of 42.9 and Noosa 51.3, against 35.8 for Brisbane. Golden Beach – Pelican Waters had a median of 56.4, with 35.8% of residents aged 65 or older, and Noosaville 57.2, with 38.9%. Caloundra West – Baringa, which takes in the master-planned estates of the Caloundra South development, had a median of 33.4 and 23% of its residents under 15. Two cleaners a few kilometres apart can have almost completely different customers, and their websites should show it.
Some regular cleaning for older people is paid for through government-funded aged care. My Aged Care lists domestic assistance, including general house cleaning, as a service available through the Commonwealth Home Support Program, Support at Home or the Transition Care Program, with an assessor deciding who's eligible. Under the Aged Care Act 2024 a registered provider can deliver funded services through a subcontractor, which the Department of Health, Disability and Ageing calls an associated provider. The registered provider remains responsible for the work and gives the Aged Care Quality and Safety Commission a list of its associated providers at registration and renewal, and the associated provider's workers are screened as aged care workers. If that describes your business, the site can say you clean for clients of registered providers, while private clients who pay you directly get a simpler booking path of their own.
We're an Adelaide team at Hutt St and work with Sunshine Coast and Noosa cleaners by phone and email. Send us your services, prices and suburbs, and we'll build a draft you can check on your phone and change until it's right. You pay once you approve it.
