Queensland's Residential Tenancies Authority says a tenant must leave a rental in the same condition it was in at the start of the tenancy, apart from fair wear and tear, and that a tenant may clean it themselves or engage a professional company. Its advice to tenants who hire someone is to make sure the business is reputable and to check the work when it's done. That's a good brief for a bond clean page: what you include, how you report back when you've finished, and what happens if the property manager flags something after the inspection.
The exit condition report (Form 14a) is compared with the entry condition report (Form 1a) at the end of the tenancy, and the RTA notes the two can be used as evidence if the bond refund is disputed. The RTA suggests tenants work through it systematically, room by room, and its cleaning advice reminds them about windows, skirting boards and the inside of cupboards. A checklist on your site that mirrors that structure reads like something written for a Queensland tenant, not copied from interstate.
Carpets and pests are where tenants get confused. The RTA says a property manager can't require a tenant to buy those services, use a specific carpet cleaner or pest controller, or pay a set fee for either. Whether a special term requiring professional carpet cleaning applies depends on the case, and a pet approval can come with reasonable conditions about carpet cleaning and pest control. Describe what you offer plainly and leave the legal questions to the RTA's own pages.
Checks depend on where your cleaners work. Queensland's blue card guidance says school cleaners need a blue card if they work in an area of a school where children are being educated or cared for. Registered NDIS providers need workers in risk-assessed roles to hold an NDIS worker screening clearance, which Queensland's worker screening unit assesses on the NDIS Commission's behalf and which lasts up to five years. For ordinary house cleaning, a plain statement that your cleaners hold a current national police check, if they do, answers the question a customer has before handing over a key.
Brisbane City Council covers 190 suburbs, and the metro area runs on into Logan, Ipswich, Moreton Bay and the Redlands, each a separate council. A cleaner based in Carindale probably doesn't want weekly jobs in Bracken Ridge, so list the suburbs you'll take regular cleans in and, separately, how far you'll go for a one-off bond clean. We're an Adelaide team and we build Brisbane cleaning sites by phone and email: you send your services, prices and suburbs, and you see a draft link before paying anything.
