Bonds and final inspections. ACT tenancies run under the Residential Tenancies Act 1997. When one ends, the landlord and tenant inspect together against the ingoing condition report, though no final inspection report is needed if they simply sign a consecutive agreement. Either side asks the ACT Revenue Office to release the bond. A landlord claiming part of it has to supply written reasons and a written estimate of the repair or restoration cost, and if the tenant disputes the claim it goes to the ACT Civil and Administrative Tribunal (ACAT). A dated, itemised invoice from your business is the sort of paper that ends up in that file, so say on the site that you provide one, with before-and-after photos if you take them. The ACT Government's ending a tenancy page is the plain-English version to link to.
Pets. Animals are a common reason a vacate clean grows. Under the ACT's rules, a landlord who wants to refuse a tenant's written request to keep a pet has to apply to ACAT within 14 days, or is taken to have agreed. A landlord can attach reasonable conditions to consent without going to ACAT, and ACAT gives the expected cleanliness or maintenance of the property as an example. Some tenants will be moving out under a pet condition in their lease and others won't, so a booking form that asks about pets and any cleaning condition tied to them lets you price carpets and upholstery before you arrive instead of on the doorstep.
Loose-fill asbestos. This one is particular to Canberra. The ACT Government's Affected Residential Premises Register lists the known remaining affected properties by unit, block, section and division, and the government says only a small number are left in the suburbs. Its guidance is for tradespeople and care workers to check the register before working at a property, and for visitors to read the Asbestos Management Plan, which should be in a display case at the main entrance. The government says none of the remaining homes is being actively considered for compulsory acquisition, with the next formal review in 2027. For a cleaner, that's a reason to check addresses before a first clean and mention it in an FAQ, not a headline for the services page.
Commercial work and staff. The Secure Local Jobs Code comes from the Government Procurement Act 2001 and covers territory-funded cleaning of any value. You need a Code Certificate before you quote, a Labour Relations, Training and Workplace Equity Plan once the work is worth $25,000 or more, and any subcontractor you bring in needs a certificate as well. Separately, ACT Leave runs portable long service leave for contract cleaning, which moved into its Services Industry Scheme on 1 April 2025, and it says a business providing contract cleaning in the ACT must register itself and its eligible employees, even if it's based interstate. If you're registered, a careers page can tell applicants their service follows them between employers in the industry, with long service leave after seven years of service in the industry. Apartment and townhouse complexes here are run by owners corporations under the Unit Titles (Management) Act 2011, so a common-area cleaning page should use that term.
Over the border, and working with us. Queanbeyan, Jerrabomberra and Googong are in the NSW council area of Queanbeyan-Palerang, so vacate cleans there follow NSW tenancy law and NSW bond claims; our Sydney cleaners page covers those rules, including the 2025 pet changes. For NDIS cleans, our Canberra NDIS provider page explains how the NDIS check sits inside WWVP. We're an Adelaide team at Ste 3/110 Hutt St and work with Canberra businesses by phone and email. Our current clients are in SA, NSW, VIC and QLD, and we haven't built for an ACT cleaner yet. Adelaide runs half an hour behind Canberra all year round.
