Short-stay work changes at Helensburgh. Sutherland Shire, just north, is one of the Greater Sydney councils where the NSW Government limits non-hosted short-term rentals to 180 days a year, with bookings of 21 nights or more left out of the count. Wollongong, Shellharbour and Kiama are not on that list, and the government's rules say non-hosted stays outside the listed areas may run 365 days a year. So a registered holiday house in Stanwell Park, Coledale or Kiama can take guests all year, while one at Bundeena, across the Royal National Park in Sutherland Shire, is limited to 180 days of shorter bookings a year. Owners on both sides must register on the NSW STRA Register and meet the fire safety standard. If you take turnovers on both sides of that line, your page for hosts can say so, and mention whether you take changeovers through the winter for owners south of it.
Rental rules are the state's, so a vacate clean in Wollongong is judged the same way as one in Sydney: against the ingoing condition report, allowing for fair wear and tear, and under the May 2025 pet rules a landlord can make professional carpet cleaning a condition of agreeing to an indoor animal. Our Sydney cleaners page sets out those rules, how bond claims work and the NDIS Worker Check, so we haven't repeated them here.
The University of Wollongong reports 35,076 students and has its main campus on Northfields Avenue. Not all of them rent privately, but if share houses near the campus are part of your work, the move-outs you're asked for may bunch together at the end of a session. Open bookings for those weeks early, and say how many houses you can fit into a day.
In the south-west, West Dapto is filling with new homes. The NSW Government calls it one of the state's fastest-growing residential areas outside Sydney: its first two stages were rezoned in 2010 and are under development, most of stage 3 was rezoned in March 2024 for up to 2,275 homes, and the Cleveland Road precinct followed in December 2024 with room for 225 more. Every one of those houses needs a clean before the keys change hands, and many of the families moving in will be looking for a regular cleaner nearby. Builders' cleans and new-home cleans deserve their own section if you're chasing that work.
We're an Adelaide team at Ste 3/110 Hutt St and work with Illawarra cleaners by phone and email. None of our client sites is in the Illawarra; our cleaning client, Phoenix Housekeeping, is further north around Lake Macquarie, Cessnock and the Central Coast. You send your services, prices and suburbs, and we send a draft link you can check on your phone before paying anything.
