Website Design for Cleaners in Newcastle

Websites for cleaning businesses across Newcastle, Lake Macquarie and the Lower Hunter: vacate and regular home cleans, changeovers at holiday places out in the vineyards or around Port Stephens, and window and outdoor work in the suburbs beside the port and the coal line.

What a Newcastle cleaning website should cover

One Hunter cleaner might do a share-house move-out at Shortland, a fortnightly clean at Merewether, a cottage changeover at Pokolbin and the windows on a Mayfield cottage in the same week. Those four customers want different answers, and the site works best when each of them finds theirs without ringing you first.

  • Window and outdoor cleans beside the port and rail line

Visible black dust was a big enough worry for residents of Mayfield, Carrington, Stockton, Tighes Hill and nearby suburbs that the NSW EPA studied it in 2014 and 2015. If you wash windows, screens, sills, patios or outdoor furniture, a page that names those suburbs and offers a visit every few weeks or months answers a question locals already have. Describe the work, not the cause.

  • Vacate cleans measured against the condition report

Agents in NSW compare the property with the ingoing condition report, allowing for fair wear and tear. Set out your vacate checklist room by room, price it by bedrooms and bathrooms, offer carpets as an extra for tenants whose pet approval came with a carpet condition, and say how soon you'll return if the agent lists something you missed.

  • Share houses that split the bill

If you take share-house move-outs around the University of Newcastle's Callaghan campus, make the booking form ask how many bedrooms are being vacated, whether housemates are leaving on different days, who has the key and who pays. One clear price per house, with an option to split the invoice, saves a round of texts between four people.

  • Changeovers in wine country and around the bays

Owners of cottages near Pokolbin and units in Nelson Bay or Shoal Bay want to know how far you'll drive, whether there's a minimum charge out there, whether you bring linen or wash theirs, and how keys reach you. A turnover form that asks for the check-out time, the next arrival and the number of beds to make up lets you confirm a job by text.

  • A quiet door for sensitive jobs

Hoarding, deceased estate and trauma cleans need their own page, written in a calmer voice than your regular cleaning, with a way to ask for a discreet call-back instead of filling in a public-looking form. Families and executors often find you at a hard moment, and they look for plain words about how you work and who they'll deal with.

  • Suburbs listed under the five councils

The NSW Government's Greater Newcastle metropolitan plan covers five councils: Newcastle, Lake Macquarie, Maitland, Port Stephens and Cessnock. Use them as headings, then list the suburbs you really reach under each, from Hamilton and Adamstown to Charlestown, Warners Bay and Belmont. Someone in Raymond Terrace or Kurri Kurri can then tell in a few seconds whether you'll come.

Cleaning in Newcastle and the Lower Hunter: dust, rentals and holiday lets

Visible black dust worried residents near the port and the coal rail line enough that the NSW EPA commissioned the Lower Hunter Dust Deposition Study, which collected samples in 2014 and 2015. Its sampling sites were chosen from where complaints had come from and along the rail corridor: Stockton, Carrington, Wickham, Tighes Hill, Mayfield, Mayfield East, Mayfield West, Waratah, Hamilton North, Newcastle and Newcastle East. Across the samples, soil and rock dust made up about 69% of what was collected and coal averaged 10%, ranging from none to a quarter of a sample, while deposition rates stayed under the EPA's guideline. For a window or exterior cleaner, those suburb names belong on the services page. Keep the wording to what you clean and how often, and leave out anything about health or about which business the dust came from.

Tenancy rules are set by the state, so a Newcastle vacate clean works to the same standard as one in Sydney: the property goes back as near as possible to its condition at move-in, fair wear and tear aside. Under the pet rules that changed on 19 May 2025, a landlord who agrees to an indoor animal can make professional carpet cleaning at the end of the tenancy a condition. Our Sydney cleaners page covers those rules, bond claims and the NDIS Worker Check in more detail. If you do NDIS cleans, our Newcastle NDIS provider page explains how long the scheme has run in the Hunter and where participants live.

Holiday lets are where the Hunter differs from Sydney. The NSW Government caps non-hosted short-term rentals at 180 days a year across the Greater Sydney councils and in a few named regional areas, including certain land around Muswellbrook further up the valley. Outside those areas, and apart from a 60-day limit across most of Byron Shire, its rules let non-hosted stays run 365 days a year, and no Lower Hunter council is on the capped list, so a registered cottage at Pokolbin or a unit at Shoal Bay can take guests all year. Every host still has to register on the NSW STRA Register and meet the fire safety standard, which calls for interconnected smoke alarms and an evacuation plan for guests. A changeover cleaner can offer to report a chirping alarm or a missing evacuation plan along with breakages, without claiming to check anyone's compliance.

When people here say Newcastle they often mean more than the City of Newcastle. The southern end of that area is where our cleaning client works: Phoenix Housekeeping is a family business based at Morisset in Lake Macquarie, with suburb pages for Charlestown, Warners Bay, Belmont, Swansea, Toronto, Glendale and others, plus Cessnock, Kurri Kurri and Pokolbin. Its site doesn't list City of Newcastle suburbs, but the way it sets out a service area that spreads across councils is what we'd suggest for most Hunter cleaners. A separate Maitland cleaners page is on its way for businesses based along the river.

We're an Adelaide team at Ste 3/110 Hutt St and work with Hunter cleaning businesses by phone and email rather than visits. You send your services, prices, the suburbs you cover and a few photos of your work; we send back a draft link to check on your phone between jobs, and you pay once you've approved it.

A Lower Hunter cleaning site we've built

Phoenix Housekeeping is based at Morisset, at the Lake Macquarie end of Greater Newcastle, and works across Lake Macquarie, Cessnock and the northern Central Coast. It isn't in the City of Newcastle, but its services cover the kinds of cleans a Newcastle business quotes for.

Questions Newcastle cleaners ask us

We clean windows in Mayfield and Carrington. Can the site mention the black dust?

Yes, in terms of what customers see and what you do about it: dust on sills, screens, glass and outdoor furniture, cleaned on a schedule that suits them. Leave out health claims and don't name a business as the source. If you want to point to evidence, the NSW EPA's Lower Hunter studies are public, and we can link to them.

Should Hunter Valley and Port Stephens changeovers get their own page?

If they're a regular part of your work, yes. Those owners ask about distance, linen, key handover and how fast you report damage, which is a different conversation from a vacate clean in town. Because the Lower Hunter isn't on the NSW short-stay cap list, hosts there can take guests all year, so it's worth saying whether you can do mid-week changeovers outside the holidays.

What should the site say about police checks?

Say what your cleaners actually hold. NSW residents can apply online through Service NSW for a National Police Check from the NSW Police Force. A line such as "every cleaner has a National Police Check, renewed every two years", if that's your practice, tells a customer more than a badge, and you can offer to show a certificate before a first clean.

Can customers book and pay for a clean on the website?

They can. We build online booking, with payment if you want it, into the site and quote that work along with the rest of the job. If a quote request that you confirm by text suits you better, we'll start there, and if you already use a booking tool such as Calendly, the Book buttons can link straight to it.

How does an Adelaide team build a site for a Newcastle cleaner?

By phone and email. We're an Adelaide (South Australia) team with current clients in SA, NSW, VIC and QLD, including Phoenix Housekeeping in Lake Macquarie. You send your services, prices and suburbs, we build a draft you can open on your phone and change as often as you like, and you pay only once you approve it. We reply within 24 hours.
