Website Design for Painters in Logan

Websites for Logan painters whose work runs from repaints between tenants in Woodridge and Kingston to near-new four-bedroom houses at Park Ridge, Logan Reserve and Yarrabilba. A page property managers can work from, jobs tagged by suburb, and your QBCC licence on every page.

What a Logan painter's website needs

Much of the painting booked in Logan is ordered by someone who doesn't live in the house: an agency between tenancies, an investor who lives in another state, a builder about to hand over. Your site has to make sense to them as well as to the family repainting its own lounge room.

  • A page written for property managers

Agencies want four answers before they add a painter to their list of trades: how soon you can start once the tenant is out, how keys are picked up and returned, whether completion photos come with the invoice, and who gets billed. A short page covering those, with its own request form, saves a property manager from ringing round.

  • Single walls priced as well as whole houses

End-of-tenancy work is often one ceiling with a water stain or a hallway full of nail holes, not a full repaint. If you'll take a patch-and-paint job on one wall or one room, say so, and say your invoices list each room and surface, so the agency can split the cost between the owner and the outgoing tenant.

  • Proof for owners who never visit

An investor in Sydney or Perth approves the next job from a phone. Before-and-after photos taken on the day, a line on what was done ("three bedrooms, hallway and ceilings, two coats") and a clear invoice give them what they need. The site can show a sample of that report so owners know what they'll receive.

  • Galleries tagged by suburb and house type

Captions such as "Four-bedroom rental, Logan Reserve: interior repaint between tenancies" or "1980s lowset brick, Slacks Creek: exterior, eaves and fascias" tell visitors you know their street. Sorted into rentals, family homes, new builds and townhouses, the gallery lets each kind of customer find their own job type quickly.

  • Builders' work in the estates on its own page

Builders in the southern growth areas want crew size, how soon you can follow the plasterers, how you work around the other trades and how you clear the defect list before handover. Give that its own page, and only name a builder or an estate where they've agreed to it.

  • A quote form that asks who's paying

The first question sorts the request: owner living there, investor, property manager or builder. Then come the details that suit each one, such as the date the tenant leaves and whether the house will be empty, the rooms involved, the suburb and photos. Everything lands in your email.

Painting in Logan: a rental market that has nearly doubled

Painters in Logan work under Queensland's rules, the same as Brisbane's: a QBCC licence for painting work valued at more than $3,300, and your licensed name, licence number and a statement that you're licensed under the QBCC Act shown in your advertising, website included. Our Brisbane painters page explains those rules and what the QBCC says about painting defects. This section is about something more particular to Logan: how much of its housing is rented.

The Residential Tenancies Authority held 48,480 bonds for Logan rentals on 30 September 2026, up from 25,219 at the end of March 2012. Four-bedroom houses account for the largest part of that rise, from 6,951 bonds to 17,292, and they now make up more than a third of all bonds held in the city, against about 11% in Brisbane City. In the year to September 2026, 15,140 new bonds were lodged in Logan. Logan Reserve led the suburbs with 1,242, followed by Park Ridge with 1,149 and Yarrabilba with 1,069, then Greenbank and Woodridge.

Who pays for paint when a tenancy ends depends on why it's needed. Among its fair wear and tear examples, the RTA lists paint fading from sunlight as the owner's responsibility, and paint discoloured by candle smoke or plaster chipped by hammered-in nails as damage the tenant is responsible for. That's why itemised invoices matter to agencies. Whether a particular bond claim succeeds is for the manager, the tenant and the RTA to settle, so your site should describe how you quote and invoice, not interpret the rules.

A lot of those rentals are recent houses in the south of the city. Yarrabilba, about 20 km south of Logan Central, is a priority development area declared in October 2010 and planned by Economic Development Queensland for up to 20,000 homes over 20 to 30 years, and Greater Flagstone is another. Builders there need painters for new homes, and the investors who buy them need painters between tenants. Bodies corporate play a much smaller part than on the coast: a Titles Queensland count last updated in February 2022 put 1,409 community titles schemes in Logan, compared with 13,490 on the Gold Coast, so most Logan painters can lead with houses.

We're an Adelaide team at Hutt St and work with Logan businesses by phone and email; we don't visit job sites. You send your licence details, the suburbs you cover, a few before-and-after pairs and the agencies or builders you already work for, and we send back a draft link you can check between jobs.

Painting and service websites we've built

We haven't built for a Logan painter yet. Our painting client is SA Painting Professionals in Adelaide, and Phoenix Housekeeping, a cleaning business in New South Wales, shows how a site can present end-of-lease work alongside its other services.

Home page of the SA Painting Professionals website

SA Painting Professionals

Trades & construction · Adelaide & all of SA

A South Australian painting company doing homes, businesses, roofs, industrial coatings and specialty finishes. We gave it 12 service pages so a house repaint and a factory coating don't share a page, plus region pages, a suburb and postcode search, a quote form and tap-to-call throughout.

Home page of the Phoenix Housekeeping website

Phoenix Housekeeping

Home & care services · Lake Macquarie, Cessnock & Central Coast

A family-run cleaner covering Lake Macquarie, Cessnock and the Central Coast, with end-of-lease cleans among its services. The site publishes its prices, has suburb pages across its service area, and offers a quote form with a discreet call-back option: a set-up a painter who takes rental work could follow closely.

“My website is exactly how I wanted. I highly recommend Salem for any business wanting a professional website without the bull.”

Questions from Logan painters

Is a page for property managers worth it in Logan?

If rental work is part of your business, yes. With more than 48,000 bonds held for Logan rentals and over 15,000 new bonds lodged in a year, agencies here handle a lot of changeovers. A page that sets out your turnaround, how you handle keys, the photos you send and how you invoice, with a request form that asks for the vacate date and the agency's details, gives them a reason to add you to their list.

Can the site explain who pays for repainting after a tenant leaves?

It can point to the RTA, which gives examples of what counts as fair wear and tear and what counts as damage. What we'd put on your site is your side of it: that you quote by room or wall, photograph the work and itemise invoices so the agency can see what was done. Deciding who pays isn't your job or ours, so the link does that part.

We paint new homes for builders in Yarrabilba and Flagstone. Where does that go?

On a page of its own, separate from rental and owner work. Builders want to see capacity, how you fit their schedule and how you deal with the defect list; homeowners don't need any of that. Name builders or estates only with their permission, and caption photos by suburb and finish instead.

Do we need a separate page for every Logan suburb?

No. Logan has 69 suburbs, and pages that differ only in the suburb name don't help anyone. A clear list grouped by area, plus a few gallery captions from each part of the city, covers it. If one area brings most of your work, such as the Park Ridge and Logan Reserve estates, a single page with real jobs from there can make sense.

How does working with an Adelaide team work for a Logan painter?

Everything happens by phone and email. We're a web design team in Adelaide, South Australia, working with businesses Australia-wide, and our current clients are in SA, NSW, VIC and QLD. You send your words, photos and licence details; we arrange them into a draft and send you a link; you ask for changes until it's right, then pay. Most sites are live within 5–10 days of us getting your words and photos, and we reply within 24 hours.
