Website Design for Property Managers

Websites for property management agencies and rent roll businesses that give landlords a rental appraisal form and a plain account of your fees, and send current tenants straight to repairs, rent and vacating details instead of your phone line.

What a property management website has to do

Three groups land on a property manager's site, each after something different. Landlords, some of them fed up with their current agent, compare fees and service before they ask for an appraisal. Your existing tenants want to report a leaking tap or find out how to give notice. Applicants want the vacancies and the way to apply. The site works when each of them can find their own door from the home page in one tap.

  • A rental appraisal request for owners

The address, property type, bedrooms, bathrooms and parking, whether it's vacant, owner-occupied or leased through another agency, and when it could be ready. We label it as a request for a written appraisal from one of your property managers, which sets the right expectation and gives you a reason to call. Investors who haven't settled yet can use the same form.

  • Fees and a landlord information pack

Your management fee, letting fee and the charges that sit outside them, then what an owner gets for it: how often routine inspections happen, how arrears are chased, how repairs get approved and when statements go out. We set the pack out as a page that reads well on a phone, with a PDF copy to download or attach to your appraisal emails.

  • A page for owners changing agencies

An owner who already has a manager needs a different message from a first-time investor. A short page explains how a move to you works: the owner gives notice under their current agreement, you collect the keys, records and tenancy file, and you introduce yourselves to the tenant. It finishes with a form asking for the property address and the current agency.

  • Repairs and emergencies, sorted for tenants

What counts as an urgent repair, the after-hours number, and how to lodge everything else. In NSW an agent can offer an app for paying rent or reporting repairs but can't make tenants use it, so the page lists an email address and phone number beside the button for your PropertyMe or other tenant portal.

  • Applications sent to the right form

Victoria has required its prescribed rental application form since 31 March 2026, and Queensland its standard Form 22 since 1 May 2025, where agents must also give applicants at least two ways to submit. Rather than a contact form that invites payslips and licences by email, the Apply button opens your application platform, a second option such as the official form sits beside it, and the page lists the documents you'll ask for.

  • Vacancy wording that follows the rules

Rentals featured on your own site are advertising, just as portal listings are. NSW requires a fixed rent figure, with no ranges, no “offers from” and no “no pets” line. NSW also bans inviting offers above the advertised rent, Queensland bans rent bidding, and Victoria bans both asking for and accepting higher offers. We publish listing text exactly as your office approves it.

  • Licence and institute details

NSW expects the licence holder's name in an agent's advertising, online as well as in print. We put your agency's licence details in the footer of every page, and if you belong to your state's Real Estate Institute, such as REINSW, REIV, REIQ, REISA or REIWA, we add its member logo in line with the institute's rules.

Our work, and what carries over to property management

We haven't built a site for a property management agency, and we won't pass another client off as one. The two below come closest in their parts: Phoenix Housekeeping's work includes end-of-lease cleans and Airbnb turnovers, and Golden Years Aged Care Support has an enquiry form that asks who is getting in touch, the same sorting a property manager's site does for owners, tenants and applicants.

Phoenix Housekeeping

Home & care services · Lake Macquarie, Cessnock & Central Coast

A family-run cleaning business around Lake Macquarie, Cessnock and the Central Coast, not a property manager. Its site has published pricing, a page for each service, suburb pages across its area and a quote form with a discreet call-back option: the same building blocks a rent roll business uses for its fees, the areas it manages in and its appraisal form.

Golden Years Aged Care Support

Home & care services · Northern Adelaide

In-home aged care support across Northern Adelaide. Its six-page site has one enquiry form that asks whether someone is enquiring for themselves, for a family member or as an aged care provider making a referral, so each message arrives already sorted. A property manager's form can split owners, tenants and applicants in the same way.

  • Payment. No deposit. We build your draft first, you ask for as many changes as you like, and you pay once you approve it. If you don't go ahead, you owe nothing.
  • GST. WebCraft Studio isn't registered for GST, so no GST is added.
  • Timing. Most sites are live within 5–10 days of us getting your words and photos; bigger sites (up to 8 pages) take 2–3 weeks.
  • Hosting. After launch, hosting is $30 a month: hosting, security monitoring, backups, email support and unlimited text and image changes on your existing pages. New pages or features are quoted first. No contract, cancel anytime.
  • Domain and email. We register your domain in your name (about $20 a year), connect it to your site and set up your business email.

Questions property managers ask us

Can tenants apply for our rentals through the website?

Yes, through the application platform you already use. The Apply button opens your 2Apply page or your software's application link, and the page lists the documents you'll need. Victorian agents have had to use the prescribed application form since 31 March 2026, and Queensland's Form 22 has applied since 1 May 2025, so we link to those rather than building our own version. Victoria also limits what applicants can be asked and how their information is kept; Consumer Affairs Victoria's rental law changes page (opens in a new tab) sets out the detail.

Should we publish our management fees?

That's your decision. If you do, show what the management fee covers and list the charges billed separately, such as letting, lease renewals or annual statements, so an owner doesn't compare your headline percentage with another agency's whole package. If you'd rather talk fees on the phone, the information pack can describe your service in detail and leave the figures for the appraisal. When your fees change, email us the new ones; text changes are covered by the $30 monthly hosting.

Can tenants report repairs through the site?

Yes. A repairs page explains what's urgent, gives the after-hours number and links to your tenant portal. We can also add a repair form that emails your office, with room for photos of the problem. Keep a route that doesn't need an app: NSW guidance (opens in a new tab) says agents can offer a third-party app but can't require tenants to use one to pay rent or report repairs.

Should our vacancies be listed on our own site?

If your software already sends listings to realestate.com.au and Domain, a link to your agency page there keeps one set of listings to maintain. For a few featured rentals on the home page, we word them as your portal listings are worded: in NSW a fixed rent with no range and no pets ban, and nothing that invites an offer above the advertised rent. The NSW advertising and rent bidding page (opens in a new tab) has the full rules.

Which package suits a property management business?

A small rent roll run by one or two managers can start on the one-page site at $399. Most agencies suit the 3-page site at $899 because landlords and tenants each get a page. If you also run holiday lets, commercial leasing or more than one office, the 8-page site at $1,499 has the room, and it takes 2–3 weeks once we have your words and photos.

Do you work with agencies outside South Australia?

Yes. We're a web design team at Ste 3/110 Hutt St, Adelaide, working with businesses Australia-wide by phone and email, and our current clients are in SA, NSW, VIC and QLD. Each state has its own vocabulary: Consumer Affairs Victoria says rental provider and renter where NSW says landlord and tenant. Send us your words and we keep them as you wrote them.

Ready to start your property management website?

Send us your fee schedule, your landlord information pack if you have one, and the links to your tenant portal and application platform. We'll quote it, build the draft, and you pay only once you've approved it.

We reply within 24 hours. Prefer email? info@webcraftstudio.com.au
