Website Design for Painters on the Gold Coast

Websites for Gold Coast painters who repaint houses, townhouse complexes and apartment buildings, from Coomera down to Coolangatta. A page a body corporate committee can pass around, your QBCC licence on every page (and your NSW details if you work over the border), and before-and-after pairs captioned by suburb and building.

What a Gold Coast painter's website needs

A Gold Coast painter can quote a family home in the morning and a complex of forty townhouses in the afternoon. Those two buyers read a website in very different ways, so the site has to serve both without muddling them.

  • A page written for body corporate committees

Committee members and their strata manager compare painters on paper, often before anyone has met you. Give them a page listing complexes and buildings you've repainted, how you notify residents and work around cars, balconies and pool areas, how the job is staged and which insurances you carry, laid out so it can be forwarded or printed for a meeting.

  • Access methods stated plainly

Once a building is more than a couple of storeys, managers want to know how you'll reach the walls: scaffold, elevating work platforms, swing stages or rope access, and whether your crew holds the licences that work calls for. A short, factual list answers that before the phone rings.

  • Licence details for both sides of the border

If you take jobs in Tweed Heads or further down the Tweed, show your QBCC licence and your NSW position separately, each labelled by state. Both sit in the footer, so an owner in Banora Point sees the one that applies to their house.

  • Houses still get their own page

A family repainting a two-storey home in Robina doesn't want to scroll past towers to find you. Houses get the home page or a page of their own, with interior and exterior pairs by suburb and a few lines on how you help with colour choices.

  • Captions that name the building type

"Townhouse complex, Varsity Lakes: 24 units, exterior repaint, staged over six weeks" tells a committee far more than a wide shot of a roofline. Close before-and-after pairs of balustrades, soffits and stairwells show the detail they'll be checking on their own building.

  • A quote form that asks who's enquiring

The first question is whether the person is an owner, a tenant, a body corporate manager, a property manager or a builder. The fields that follow suit the answer: rooms and storeys for a house; lots, storeys and the manager's details for a complex; photo uploads for both.

Painting on the Gold Coast: bodies corporate, sinking funds and the border

Queensland's licensing and advertising rules for painters apply here as they do across the state: a QBCC licence for painting work valued at more than $3,300, and your licensed name, licence number and a statement that you're licensed under the QBCC Act on your website and other advertising. Our Brisbane painters page sets those rules out in more detail. What sets the Gold Coast apart is how much of its housing is run by a body corporate.

Titles Queensland's count of community titles schemes by council area, last updated in February 2022, put 13,490 schemes in the Gold Coast, the most of any Queensland council and slightly more than Brisbane's 13,136. That figure counts every registered scheme, large and small. The city had 691,230 residents at 30 June 2025 on the state statistician's preliminary figures, making it the second-largest local government area in Australia by population, after Brisbane.

Repaints in those schemes are usually planned well ahead. The Queensland Government's sinking fund guidance says a body corporate must reserve enough to meet likely spending for at least nine years after the current financial year, and names painting as one of the big or one-off items the fund pays for. A professional forecast isn't compulsory; the committee or an owner can estimate the spending instead. A committee comparing quotes may be weighing them against a figure already in its budget, which is one more reason for your site to explain plainly what your quotes include.

Coolangatta's twin town, Tweed Heads, is in NSW's Tweed Shire, where different rules apply. NSW requires a contractor licence for painting work valued at more than $5,000 in labour and materials, including GST, though a stand-alone contract for interior painting doesn't need one. Painting is covered by the NSW Automatic Mutual Recognition scheme, under which an interstate licensee notifies Building Commission NSW, through Service NSW, that they intend to work in NSW, and NSW requires home building compensation insurance for home building projects of $20,000 or more. If you work both sides of the border, the site should say which licence covers which side; we lay out what you hold and link to the NSW pages rather than advise on them.

We're an Adelaide team at Hutt St and work with Gold Coast businesses by phone and email. Our Queensland clients include a licensed plumber and a dance school on Brisbane's bayside; we haven't built for a Gold Coast painter yet. You send photos, your licence details and the suburbs or complexes you want more of, and we send a draft link you can check between jobs.

Painting and Queensland trade websites we've built

Our painting client is SA Painting Professionals in Adelaide, and its Commercial & Strata Painting page is the nearest thing we've built to a Gold Coast body corporate page. M.J. Debney Plumbing & Gas is a Queensland trade we built for entirely by phone and email.

Questions from Gold Coast painters

Can the site have a page just for body corporate committees?

Yes. With so many community titles schemes on the Gold Coast, it's worth having if you want that work. It lists schemes you've repainted (with permission to name them), how you stage the work and keep residents informed, your insurances and your access methods, and it finishes with a quote form that asks for the number of lots and the manager's contact details.

We take jobs in Tweed Heads too. Which licence goes on the site?

Both, labelled by state. Your QBCC details cover Queensland jobs. In NSW, painting work above the licensing threshold needs a NSW contractor licence, or a notification under Automatic Mutual Recognition if you're relying on your Queensland licence. We show what you hold and link to the NSW Government's painting page; Building Commission NSW can confirm what applies to you.

Should we name the buildings we've painted?

Only with permission from the body corporate or its manager. Where you can't name a building, a caption by suburb, building type and scope works nearly as well, such as "12-storey residential tower, Broadbeach: balconies, balustrades and common areas".

Can one quote form handle a single house and a 60-lot complex?

Yes. It opens with the type of property and who's asking, then shows the fields that suit: rooms and storeys for a house; lots, storeys and the strata manager's details for a complex. Photos attach to either, and everything arrives in your email.

You're in Adelaide. How do we work together?

By phone and email. We're a web design team in Adelaide, South Australia, working with businesses Australia-wide, and our current clients are in SA, NSW, VIC and QLD. We build the draft first and send a link, you ask for as many changes as you like, and you pay once you approve it. If you don't go ahead, you owe nothing. We reply within 24 hours.
