Builder licensing, advertising and home warranty rules are set at state level and apply across Queensland; we've summarised them on our Brisbane builders page. In Logan the more pressing questions for owners are about flooding and about which authority decides what can go on their lot.
Logan City Council publishes flood study mapping and Property Flood Reports through its Logan Flood Portal, and it is in the middle of changing both. On 4 June 2026 council endorsed improvements to its flood mapping and policy after community feedback and an independent review. On 6 October it endorsed a Temporary Local Planning Instrument to put them in place, and on 14 October it endorsed changes to the portal and to the report. The instrument still needs the Planning Minister's approval and then council's adoption, and council expects the changes to take effect in early 2027, subject to those approvals. Until then, none of them is in effect.
Subject to approval, council expects the number of properties in its flood overlay to fall by 56.8 per cent. They would also allow open structures such as carports to be considered in Flood Planning Area 1, keep the existing allowance for extensions under 25 square metres outside that area, and remove the Probable Maximum Flood from the portal's maps. For a builder, that means an owner ringing now may have read something that is about to change. Your website shouldn't try to explain the policy. A line pointing owners to council's flood maps page and asking them to send their report is enough.
Behind the flood work sits Logan Plan, the city's new draft planning scheme. It went out for consultation in September and October 2025 and drew more than 4,000 submissions, which council was still working through in 2026. Zoning and lot rules may shift before it's finalised, so we'd keep them out of your website copy and in your quotes.
Yarrabilba and Greater Flagstone, in the south of the city, were both declared priority development areas on 8 October 2010. In each, Economic Development Queensland rather than council assesses development applications against the area's own development scheme; Yarrabilba is planned for up to 20,000 dwellings and Greater Flagstone for about 51,500. We're an Adelaide team at Hutt St, and we work with Logan builders by phone and email: you send your licence details, the estates and suburbs you build in and a set of project photos, and we send back a draft to check.
