Website Design for Cleaners in Cairns

Websites for Cairns cleaners whose week can take in a unit bond clean near the Esplanade, a mould job in the wet, a holiday-let changeover at Palm Cove and a family home out at Edmonton, with prices and booking details that fit each one.

Six things a Cairns cleaning site should cover

Nearly half the Cairns rentals the RTA holds bonds for are flats and units, and most of the rest are three- and four-bedroom houses. Add a wet season that brings mould with it and a steady run of holiday lets, and a single price list won't do. Lay the site out by job.

  • Unit prices at the top of the table

Two-bedroom flats are the biggest single group in the RTA's Cairns figures, so open your bond clean table with one- and two-bedroom units, then houses by bedrooms. List the things that take time in a tropical home: louvres and their tracks, a ceiling fan in every room, split-system filters, balcony screens and the laundry exhaust.

  • Mould cleans described as cleaning, not repairs

Say what your crew does, such as wiping mould off ceilings, grout and cupboards with products made for it, and what it doesn't, such as finding the leak behind it. Queensland Health warns against dry-brushing mould because it spreads spores, and says bleach may not kill it on porous surfaces. Showing you work the right way reassures a careful tenant.

  • A form that asks who's booking

The RTA says who pays for mould usually turns on what caused it: the tenant if it came from how the home was used, the owner if it came from a leaking roof or pipes or from a natural disaster. Ask whether the person is a tenant, owner or property manager and let them attach photos, so the quote goes to whoever is paying.

  • Fans and air-con filters priced per unit

The RTA says a tenant's duty to keep the home clean can include fans and air-conditioning filters or vents, and suggests noting whether they were clean on the entry condition report. Put both on your end-of-lease list with a price for each, so someone with five ceiling fans and three split systems can see what they're paying for.

  • Changeovers on the northern beaches

If you turn over holiday homes at Palm Cove, Clifton Beach, Trinity Beach or Yorkeys Knob, set out the gap you need between check-out and check-in, whether you supply linen, what you restock and how you report damage to owners who live down south. Leave planning approvals out of it; that's between the owner and council.

  • Suburbs grouped the way Cairns spreads

Group your areas as locals do: the inner suburbs from Cairns North to Parramatta Park and Manunda; the northern beaches from Machans Beach to Palm Cove; the southern corridor through Woree, Bentley Park, Edmonton and Gordonvale; and Redlynch and Freshwater up the valley. Say separately whether you'll go up the range or north to Port Douglas.

Cleaning in Cairns: units, the wet season and fewer move-outs

Bond cleans here follow the same RTA rules as the rest of Queensland: the home goes back in the condition it started in, fair wear and tear aside, and the tenant chooses who cleans it. Our Brisbane cleaners page covers the exit condition report, carpets, blue cards and NDIS screening, so this section sticks to what's different about Cairns.

The RTA's bond figures show a rental market built on units. On 30 September 2026 it held 20,777 bonds for rentals in the Cairns Regional Council area, and 9,597 of them, about 46%, were for flats; two-bedroom flats alone accounted for 5,777. In the year to September 2026, 7,284 new bonds were lodged. Cairns North, just north of the CBD, led the suburbs with 641, then Parramatta Park with 542, Trinity Beach with 413, Smithfield, where James Cook University has its Cairns campus, with 364, and Edmonton with 363.

Tenancies also end less often than they used to. In 2012 the RTA took 11,289 new Cairns bonds while holding about 21,500 at the end of the year; in 2025 it took 7,360 while holding 20,703. Much the same number of rentals now produces about a third fewer move-outs a year. That's a good reason to give regular cleans, holiday lets and offices their own space on the site rather than leaning on bond cleans alone.

Mould is the other constant. The Bureau of Meteorology's cyclone season runs from 1 November to 30 April, and the wet months bring the damp mould needs. Queensland's minimum housing standards, which apply to every rental, require a home to be free from vermin, damp and mould unless the tenant caused it. The RTA says a tenant can't be made to use a particular business to clean mould, and that mould caused by a natural disaster, such as the floods that followed Cyclone Jasper in December 2023, is the owner's to deal with. Link to the RTA's mould page instead of explaining the rules yourself.

Holiday lets are unsettled. After council rejected a short-term accommodation application for a house in Cairns North at its July 2026 meeting, Mayor Amy Eden said council was actively investigating potential changes to its regulatory framework; applications are decided case by case under the planning scheme. We're an Adelaide team at Hutt St and work with Cairns cleaners by phone and email. Send us your price list, suburbs and a few photos, and we'll send back a draft link to check on your phone. You pay once you approve it.

Sites we've built that suit this work

Phoenix Housekeeping, in New South Wales, is our cleaning client. Cape Fishing Charters is a South Australian charter operator, not a cleaner, but its booking request form shows how a site can collect a date, a group size and the details that matter before anyone picks up the phone, which is what a changeover or bond clean booking needs.

Questions Cairns cleaners ask us

Can our website say we remove mould?

Say exactly what you do. If you clean visible mould from surfaces, say so; if you don't fix leaks, test the air or replace mouldy plasterboard, say that too. Don't promise a home will stay clear. The RTA says mould from a leaking roof or pipes is usually the owner's to deal with, and it comes back while the cause is still there.

Should the tenant or the owner book a mould clean?

That's for them to settle, not you. The RTA says tenant-caused mould is usually the tenant's to clean, while mould from a defect in the property or a natural disaster is usually the owner's. Your form can simply ask who's booking and who's paying, so the invoice goes to the right person first time.

Most of our bond cleans are units near the CBD. Do we need a page for each suburb?

Usually not. One bond clean page with unit prices and a clear suburb list covers Cairns North, Parramatta Park and Manunda. Area pages earn their place once you have steady work and reviews from a district such as the northern beaches or the southern suburbs, and they fit in the up-to-8-page package.

Can owners book changeovers through the site?

Yes. A request form can take check-out and check-in times, the number of beds, linen needs and how you get in, and you confirm by phone or text. We can also build online booking and payment into the site, quoted for how you work, or point the Book button at a booking tool you already use.

We're in Cairns and you're in Adelaide. How does that work?

Everything happens by phone and email. We're a South Australian web design team with current clients in SA, NSW, VIC and QLD. You send your prices, suburbs and photos, we build the draft and send a link, you tell us what to change as often as you need, and you pay once you approve it. We reply within 24 hours.

Ready to start your Cairns cleaning website?

Tell us how your work splits between unit bond cleans, mould, holiday lets and regular homes, and which side of the city you'd rather drive to. We'll quote a fixed price, build the draft, and nothing is owed until you approve it.
