Website Design for Painters in Perth

Websites for Perth painting contractors, from sole traders repainting houses to companies taking builder, strata and commercial work. Your WA contractor registration on every page with a link owners can use to check it, before-and-after pairs captioned by suburb and surface, and a quote form that asks about the property before you drive out.

What a Perth painting website has to get right

In Western Australia the building regulator keeps telling homeowners to check a painter's registration before they hire, so a careful owner looks for your number early. After that they want to see a house like theirs, understand how you quote, and ask for a price without ringing. Builders and strata managers read a site differently again: they want to know you hold the registration that lets you contract with them.

  • The contractor number, copied from the register

WA registers painters at two levels. A practitioner can act as a nominated supervisor for a contractor, or work for or subcontract to one; only a registered painting contractor can enter into contracts with the public for jobs over the threshold. We put your contractor registration number, and the name it's held under, in the footer of every page and beside the quote button, taken from the state's Online Licence Search so the two match exactly.

  • A link that lets owners look you up

Building and Energy's advice to homeowners is to check a painter's registration online before signing a contract. Rather than leave them to find the search themselves, we add a short line under your number that links straight to it. It tells a cautious owner you expect to be checked and are happy about it.

  • A page for builders, if you want their work

Building and Energy has reminded builders that they can't contract directly with a painting practitioner, only with a registered painting contractor. If you paint new homes for builders, a page with the kinds of builds you've done, how you fit around the other trades and handover dates, and your contractor registration answers the first question a site supervisor asks.

  • Strata complexes and property managers, kept apart

Larger WA strata companies have to keep a 10-year maintenance plan, so repaints are budgeted well ahead and quotes are compared side by side. A page showing complexes you've painted, how you notify residents and work around parking and balconies, and your insurances gives them something to circulate, without a homeowner having to read past it.

  • Colour help, stated plainly

Plenty of owners stall on colour, not price. If you bring swatch cards to the measure-up, paint sample patches on the wall, or send people to a paint maker's colour consultant, say which, and whether it's in your price. One clear sentence gives an undecided owner a reason to book the visit now instead of later.

  • Before-and-after pairs captioned by surface and suburb

Caption each pair with what was painted and where, along the lines of "rendered walls, eaves and fascias, two-colour exterior" and the suburb. Owners scan for a house like their own, and on a phone a one-line caption lets them find it in seconds. We size the pairs so they load quickly over mobile data and stack neatly on a small screen.

  • A quote form that asks the right first question

House, unit or a whole strata complex; interior, exterior or both; single or double storey; suburb; and room for photos of the walls. For a house it can also ask whether the place is heritage listed or in a heritage area, with a "not sure" option, so you know before the site visit whether colours or render need checking with the council.

Painting in Perth: registration, contracts and heritage rules

Who has to be registered. Under the Building Services (Registration) Act 2011 and its regulations, paid painting work worth one thousand dollars or more needs registration within the Building Services Board's area, and only a registered painting contractor can contract for it. The regulations define that area as the South West Land Division, which takes in Perth, Peel, the South West, the Great Southern, most of the Wheatbelt and the coastal Mid West around Geraldton, less the shires of Mukinbudin, Mt Marshall and Narembeen, plus listed townsites further east, among them Kalgoorlie, Boulder, Coolgardie, Kambalda, Norseman, Southern Cross and Esperance. Building and Energy, part of the Department of Local Government, Industry Regulation and Safety, runs registration. Its scope of work for painters leaves out industrial painting, signwriting, painting concrete floors, paths or driveways, and protective coatings applied after abrasive blasting or mechanical cleaning by the same contractor, so a site that offers both kinds of work should be clear about which is which.

Your number in every ad, the website included. Section 8 of the Act requires registered painters to include their registration number in advertisements, and Building and Energy lists website advertising among its examples, with a penalty of up to $25,000. The regulations also require a sign on each job showing the contractor's name, registration number and a contact phone number, plus the nominated supervisor's name and number for a company or partnership. In a case Building and Energy publicised in December 2025, Perth Magistrates Court fined a painter whose quotes and invoices to a Shelley homeowner carried a registration number that had expired and had belonged to someone else. We show your own current number, copied from the register, and if you trade through a company we show the company's registration.

Contracts and deposits. Residential building work valued between $7,500 and $500,000, painting included, falls under the Home Building Contracts Act 1991, which requires a written contract and caps the deposit taken before work starts at 6.5 per cent of the contract price. Building and Energy has prosecuted painters who took far more. If your site mentions deposits or progress payments, we keep it to one plain line that matches what you actually do, and link to the official guidance rather than paraphrase the law.

Heritage streets and strata schemes. Councils set their own exemptions, so the rules change across Perth. The City of Fremantle's policy on development exempt from approval, last amended in March 2026, lets owners paint or render a building's exterior without approval, except where the place is on the Heritage List or the State Register or is under a heritage order or agreement, or where the work is to the original exterior of a building in a heritage area such as Hilton. A note in the policy recommends avoiding cement render and acrylic paint on walls that were never rendered or painted, or that have lime plaster, limewash or mineral paint, because it can cause damp, mould and structural problems. For apartments and townhouses, Landgate says every WA strata company with 10 or more lots, or a replacement value of five million dollars or more, must keep a 10-year maintenance plan and a reserve fund for the upkeep of common property, so larger repaints are planned and budgeted well before anyone calls for quotes.

Working with an Adelaide team. We work with Perth businesses by phone and email. Adelaide is an hour and a half ahead of Perth, or two and a half while South Australia is on daylight saving, so most of your working day overlaps with ours. Our current clients are in SA, NSW, VIC and QLD; we haven't built for a WA painter yet, so the examples below are from other states.

Painting and trade websites we've built

We haven't built for a Perth painter yet. SA Painting Professionals is our painting client, in Adelaide, and its site shows how house, commercial and industrial work can sit on separate pages. Simple Engineers, also in Adelaide, has the kind of quote form a builder or strata enquiry needs, with file uploads.

Questions Perth painters ask us

Does a Perth painter have to show a registration number on the website?

If you're registered, yes. Section 8 of the Building Services (Registration) Act 2011 requires registered painters to include their registration number in advertisements, and Building and Energy names website advertising as one of them. We put it in the footer of every page and next to your contact details, copied from the Online Licence Search so it matches the register.

Can our website explain how we take deposits?

Yes, as long as it matches the rules. For residential work, painting included, valued from $7,500 to $500,000, the Home Building Contracts Act 1991 caps the deposit taken before work starts at 6.5 per cent of the contract price. We keep payment wording short, match it to what you actually do, and link to Building and Energy's guidance instead of explaining the law ourselves.

Do Fremantle repaints need council approval?

Sometimes. Fremantle's exemptions policy lets most exterior painting go ahead without approval, but not on heritage-listed places or on the original exterior of a house in a heritage area. That's for the owner and the City to settle, so we don't put planning advice on your site. We can add a heritage question to your quote form and a line saying you check the City's rules before quoting in those streets.

We paint new homes for builders. Is that worth its own page?

If you want more of it, yes. Builders can only contract with a registered painting contractor, so a page with your contractor registration, the kinds of builds you've painted and how you work to handover dates speaks to whoever books the trades. It fits the 3-page site at $899 alongside a home page for owners and a gallery.

You're in Adelaide. How does a Perth painter work with you?

By phone and email. We're a web design team in Adelaide, South Australia, working with businesses Australia-wide, and our current clients are in SA, NSW, VIC and QLD. You send your registration details, photos and the suburbs you cover; we build a draft and send a link you can open on your phone; you ask for changes; and you pay once you approve it. We reply within 24 hours.

Does a website cost more for a WA business?

No. Our prices are the same in every city: $399 for one page, $899 for up to three and $1,499 for up to eight, with no GST added because we're not registered for it. Hosting after launch is $30 a month, with no contract.
