For civilian tenancies, Wagga follows the same NSW rules as Sydney: the vacate clean is judged against the ingoing condition report, fair wear and tear allowed, and since 19 May 2025 a landlord who approves an indoor pet can require professional carpet cleaning at the end of the lease. Our Sydney cleaners page covers bonds, the pet rules and the NDIS Worker Check, and our Albury-Wodonga cleaners page covers the Riverina's other large centre, where Victorian law applies across the river. What sets Wagga apart is Defence.
The Army Recruit Training Centre operates from Blamey Barracks at Kapooka, about 9 km from the city centre, and RAAF Base Wagga at Forest Hill, about 11 km south-east, is home to the Air Force's recruit training unit and its main ground training base for technical, administration and logistics trades. Defence Housing Australia includes both bases in its NSW base guides. When a member moves out of a DHA home, the property manager holds a pre-vacation inspection, which the member must attend, to go through maintenance, possible tenant charges and the cleaning required, and a second inspection may follow one to five days before uplift. DHA says the cleaning standard was agreed with Defence, and that a member who doesn't meet it pays for the extra cleaning.
The checklist on DHA's moving-out page is precise. Outside, one to two weeks before uplift: keep watering, weed the beds, trim shrubs back from the house, gutters and clothesline, mow and edge, clean oil off the driveway and parking areas, wash the bins, sweep the garage and clear gutters reachable from a standard 1.8 metre step ladder. Inside, two to three days before: vacuum, mop, clean the heating and cooling filters, and replace blown globes and flat remote batteries. Wet areas are done as close to uplift as possible, with mildew and soap scum removed, and the hot plates, oven, grill, range hood and filters before uplift. Floors don't need cleaning again after uplift, and DHA has the carpets steam-cleaned once the family has left. A Defence page that follows those stages, with a price for each, shows a family you know the drill. Members who rent privately are moving out under their own lease, so keep that offer separate.
The City of Wagga Wagga had a median age of 35 at the 2021 Census, four years below the NSW figure, and 32.7% of its occupied homes were rented, level with the state's 32.6%, with about two-thirds of those rentals handled by real estate agents. Charles Sturt University's campus, north of the Murrumbidgee, is its agricultural and sciences hub, with a farm, an equine centre and a veterinary clinical centre across 640 hectares. A young population with a third of homes rented means a steady supply of move-outs and first-time customers, so a quote form that works well on a phone earns its place more than a long About page does.
Beyond the suburbs, the council area takes in villages such as Uranquinty, Tarcutta, Ladysmith, Mangoplah, Collingullie, Oura and Humula, and it borders Junee, Coolamon, Lockhart, Narrandera, Greater Hume, Snowy Valleys and Cootamundra-Gundagai. North Wagga sits behind a levee that council estimates holds back about a 12 percent annual exceedance probability flood, so if you'd take flood clean-ups, write that page while it's dry. We're an Adelaide team and would work with you by phone and email. We haven't built a site for a Wagga business yet, and our cleaning client, Phoenix Housekeeping, is in Lake Macquarie. You send your services, prices and towns; we send back a draft link, and you pay once you approve it.
