Queensland's tenancy rules don't change between Brisbane and Rockhampton. The RTA expects a rental back in the condition it was in at the start of the tenancy, apart from fair wear and tear, and the tenant decides who cleans it. Our Brisbane cleaners page covers the exit condition report, carpets, pest control and blue cards; this section covers what's particular to Rockhampton.
Beef Australia began in 1988 and has been held every three years since 1991. The next event runs in Rockhampton from 2 to 8 May 2027, and the organisers say Beef 2024 had more than 125,000 attendances. Their
accommodation page points visitors to Rockhampton, Yeppoon, Mount Morgan and Gladstone, and invites locals to host their homes during Beef 2027. A host who moves out for the week needs the house cleaned before guests arrive and again before the family comes home, and those dates are fixed months ahead. A Beef 2027 section that's live well before May lets those hosts see your dates and prices before they start ringing around.
Day to day, the rental market is mostly family houses. On 30 September 2026 the RTA held 9,910 bonds in the Rockhampton Regional Council area: 3,322 for three-bedroom houses, 2,275 for four-bedroom houses and 1,734 for two-bedroom flats. In the year to September 2026, 3,120 new bonds were lodged. Gracemere led with 601, followed by Berserker (387) and Norman Gardens (367), both north-east of the city centre, then Frenchville (354), Park Avenue (224), Kawana (208) and the city itself (195), with Allenstown, an inner southern suburb, on 160. Central Queensland University's Rockhampton North campus is at Norman Gardens.
Gracemere is a rural town in the Rockhampton Region that has grown into a commuter base for the city. The ABS estimated 13,305 people in the Gracemere statistical area in June 2025, with a median age of 33.5, the youngest of any statistical area around Rockhampton, against 37.7 for the council area as a whole. The coast is another council entirely: residents of the former Livingstone Shire, which takes in Yeppoon and Emu Park, voted in March 2013 to leave the Rockhampton Region, and the shire was re-established on 1 January 2014. Yeppoon alone had 297 new rental bonds in the year to September 2026.
Floods are part of the picture too. The Fitzroy peaked at 9.2 metres in the 2010–11 floods, and Rockhampton Regional Council is listed for the state's Stronger Homes Grant after the monsoon trough and cyclones that began on 24 December 2025; applicants must supply photos showing their home was flooded. Our Bundaberg cleaners page covers how to word a flood clean-up page. We're an Adelaide team, and Rockhampton cleaners work with us by phone and email: send your prices, the suburbs and towns you cover and your Beef week plans, and we'll send a draft link to check. You pay once you approve it.
