Victoria's rules, briefly. A Geelong vacate clean is judged under the same Residential Tenancies Act as one in Melbourne: the renter leaves the place reasonably clean, allowing for fair wear and tear, and for agreements made after 29 March 2021 a rental provider can insist on professional cleaning only in set circumstances. Since 13 October 2026, Consumer Affairs Victoria has required rental providers and agents to give the renter evidence, such as invoices, receipts, quotes or photos, before making a bond claim. Our Melbourne cleaners page covers those rules and Victorian police checks in more detail, so the rest of this section is about Geelong itself.
A coastline of second homes. The City of Greater Geelong's 2023 estimate of the Barwon region's population on a peak weekend, New Year's being its example, puts 8,050 people in holiday homes at St Leonards against 4,080 permanent residents, 6,840 against 4,350 at Point Lonsdale and 6,500 against 4,810 at Portarlington. Along the Surf Coast the gap is wider still: 8,850 holiday-home occupants against 3,520 residents at Anglesea, and 6,230 against 1,420 at Lorne. The estimate assumes six people to a holiday house, which is why bed counts and linen belong on your changeover form. Some of those houses are let through Airbnb or Stayz. Since 1 January 2025 Victoria's short stay levy has taken 7.5% of the total booking fee for stays of less than 28 consecutive days, and the State Revenue Office counts any cleaning fee charged to the guest as part of that total. Plenty of other houses are kept for the owners' own summers and long weekends. Both kinds need a cleaner, and a site that only talks about Airbnb turnovers misses the second group.
New houses waiting for handover. The council describes Armstrong Creek, on the city's southern edge, as the largest contiguous growth area in Victoria, planned for about 22,000 homes and 55,000 to 65,000 people. North and west of the city, the Northern and Western Geelong Growth Areas are expected to bring more than 110,000 new residents, starting with the Creamery Road and Elcho Road East precincts. Builders need each house cleaned before the keys go over, and buyers often book a clean before the removalist arrives. A page that explains what your builder's clean covers, from window tracks and vents to paint spatter and the film on new appliances, gives a site supervisor something to forward to the office.
Where the rubbish goes. The council's Drysdale Resource Recovery Centre on Becks Road takes residents' drop-offs, but says its free service isn't intended for commercial quantities; commercial users are directed to the Drysdale Landfill and its own fees, and need a UHF radio tuned to channel 31 on site. Since 1 November 2024, tipper trailers longer than 2.7 metres can't tip at the recovery centres. In the city, the main centre at 100 Douro Street is being redeveloped, and the interim site at 21 Slevin Street, North Geelong, takes only a short list of recyclables and small electrical items, not fridges or washing machines. A clean-out page should say how the load leaves, how disposal is charged and that you quote after seeing the job.
Working with an Adelaide team. We're at Ste 3/110 Hutt St in Adelaide, and a Geelong business works with us by phone and email; Geelong runs half an hour ahead of us all year. The Victorian client we show below is in Melbourne and our cleaning client is in New South Wales, so the Geelong detail on your site comes from what you send us: your towns, your checklist and your photos. If you also clean for NDIS participants, our Geelong NDIS provider page covers the Barwon district.
