The rules, briefly. Tax and BAS agents in Geelong register with the Tax Practitioners Board like practitioners anywhere else, and the state taxes clients bring in are administered by Victoria's State Revenue Office. Our Melbourne accountants page covers the TPB's registered tax practitioner symbol and the Victorian land tax changes since 2024, and our Perth accountants page covers the information the TPB expects you to give clients. This section sticks to what's particular to Geelong and the coast.
A coastline of second homes. The City of Greater Geelong's 2023 estimate of the Barwon region's population on a peak weekend, such as New Year, counts 12,950 people staying in holiday homes around Torquay, Jan Juc and Bellbrae, and 10,330 at Ocean Grove. Those houses come with state charges of their own. Since 1 January 2025 the short stay levy (opens in a new tab) has been 7.5% of the total booking fee for a stay of less than 28 consecutive days: the platform pays it on a platform booking, and the owner or tenant pays it on a booking they take directly. Also from 2025, vacant residential land tax applies to residential land anywhere in Victoria rather than only in parts of Melbourne. A holiday home can be exempt when the owner or relatives use it for at least four weeks in the calendar year and the owner's main home, owned or rented, is elsewhere in Australia. The SRO has to be satisfied it's a genuine holiday home, and only one holiday home exemption can be claimed a year. Land tax itself is a separate assessment.
Where the new houses are going. The council describes Armstrong Creek, on the city's southern edge, as the largest contiguous growth area in Victoria, planned for about 22,000 homes and between 55,000 and 65,000 people. To the north and west, the Northern and Western Geelong Growth Areas are expected to house more than 110,000 new residents, which the council calls the largest urban growth project in regional Victoria. Victoria's First Home Owner Grant applies only to new homes, $10,000 for a newly built or never-occupied home valued up to $750,000, so it's a question buyers in those estates are likely to raise. A practice that helps families through a first purchase, and later a first rental property, has an audience here that keeps renewing.
The region and the profession. The G21 alliance joins Greater Geelong with the Surf Coast, Colac Otway, Golden Plains and Queenscliffe councils, and all five are on the SRO's list of regional councils for the lower regional employer rate of payroll tax, something your business clients may ask about. CPA Australia's Geelong branch committee runs local professional development and networking events for members in 40 postcodes, from Little River and Lara to Torquay, Queenscliff, Colac and Bannockburn, which is a fair outline of the area a Geelong practice can expect to draw on.
