Website Design for Real Estate Agents in Melbourne

For independent Melbourne agencies and solo agents, from Brunswick to Berwick: a vendor appraisal request, a profile for every agent and agent's representative, and featured listings that put the Property Price Statement link right beside the price, where Consumer Affairs Victoria has wanted it since 1 October 2026.

What a Melbourne agency's website needs

Your CRM already sends listings to realestate.com.au and Domain. Your own site is where a vendor in Reservoir or Glen Waverley checks out your people before asking for an appraisal, where the QR code on a signboard can lead and, if it shows properties for sale, one more place Victoria's new price disclosure rules can reach.

  • The price statement next to the price

On 1 October 2026 the Property Price Statement replaced the Statement of Information. Consumer Affairs Victoria's industry Q&A says an online ad must display or link it on the first visible part of the main advertisement, immediately next to the advertised price, rather than tucked at the bottom the way many statements used to be, and a signboard or print ad that shows property details needs a web address or QR code that leads to the statement. Every featured listing we build carries the price and a “Property Price Statement” link together in its heading block, above the description.

  • A reserve that replaces the range

For auctions and fixed-date sales held on or after 16 October 2026, the seller's reserve has to be published at least 7 days before the sale, as one dollar amount with no “from”, “over”, “+” or “starting at”, and CAV expects online ads to be updated within a working day of the agent receiving it. Once it's out, the reserve is the only price shown. Our auction listings have a single price field: it holds the indicative range until you email us the reserve, then the reserve alone.

  • Sold results that stay online

Within 7 days of a sale going unconditional, private sales included, the agent adds the sale price to the Property Price Statement and publishes it on the internet, where it has to stay for at least 18 months unless CAV grants an exemption. A results page on your own site is one place that can live. And when a property passes in on a vendor bid, CAV says any advertising quoting the last bid must state that it was a vendor bid, so our results template has a line for exactly that.

  • Buyer paperwork one tap away

Agents must make CAV's due diligence checklist available to buyers, and for online listings CAV accepts either a link to its checklist page or a copy on a website the agent maintains. From 1 June 2027 the section 32 vendor statement has to be ready within 14 days of advertising for a private sale, or at least 14 days before an auction or fixed-date sale. Each featured listing gets the checklist link and a “request the section 32” button that sends the request to the listing agent's inbox.

  • Profiles that match the register

The Business Licensing Authority's public register shows each licensed estate agent, the agents' representatives they employ and, for a company, the officer in effective control. We title each profile the way the register would describe that person, licensed estate agent or agent's representative, with the suburbs they cover, a direct mobile and any languages they speak. At the 2021 Census the most common languages used at home in Victoria after English were Mandarin, Vietnamese, Greek and Punjabi.

  • Rentals with one figure and the right button

CAV's advertising guidance allows only a fixed rent, with no range and no “price plus”, and since 25 November 2025 an agent can't accept more than the advertised amount. From 31 March 2026 every rental application goes through CAV's standard form, and application platforms can't charge renters to apply. Each rental listing shows one rent figure and an Apply button that opens the platform you already use, rather than a form of ours that could ask for more than the standard form allows.

  • An appraisal request that asks the right things

Address first, then house, townhouse or a unit in an owners corporation, bedrooms, car spaces, whether the owner is leaning towards auction or private sale, and roughly when. Offices with a rent roll also get a landlord version for rental appraisals, routed to whoever handles new management business.

Selling and leasing in Melbourne under Victorian rules

Who answers for the ads. Victorian estate agents are licensed, and many of the people they employ to sell and lease work as agents' representatives. The public register (opens in a new tab) kept by the Business Licensing Authority lists both, along with licence numbers, branch offices and the agency's website address. CAV places responsibility for the accuracy of an agency's advertising on the principal agent or the officer in effective control, and its advertising guidance (opens in a new tab) rules out photos enhanced to hide undesirable features, pictures or captions implying views or nearby parks, schools or transport that aren't there, and testimonials that are exaggerated or invented. We put up the photos and vendor quotes you send exactly as supplied, and the draft goes to whoever signs off your advertising before anything is published.

Where metropolitan Melbourne ends. CAV publishes separate Property Price Statement templates for single residential properties and for multiple units, inside and outside metropolitan Melbourne. The Director's determination of the Melbourne metropolitan area (opens in a new tab) names 31 council areas, reaching Cardinia, Casey and the Mornington Peninsula in the south-east, Melton, Wyndham and Hume to the west and north, and Nillumbik and the Yarra Ranges to the north-east and east; the 2017 list still says Moreland, which became Merri-bek in September 2022. An office in Sunbury, which is in Hume, that also sells in Gisborne, in the Macedon Ranges, works on both sides of that line. Owners search for an agent by suburb, so we can group your suburb pages by council, which keeps the boundary in view for your own agents as well as for vendors.

What buyers check before they bid. CAV's due diligence checklist (opens in a new tab) steers buyers to owners corporation fees and rules, planning zones and overlays, bushfire and flood risk, growth area infrastructure contributions, and their rights around the section 32 statement and cooling off. Darebin's council points residents to the free planning property report, which shows the zones and overlays, heritage or flood among them, that apply to an address. A buyer's guide page linking to both, with your own auction-day instructions alongside, answers questions your agents would otherwise take on the phone, and you write it once, in your words.

The rental side. At the 2021 Census, 28.5% of Victoria's occupied private dwellings were rented, so plenty of offices carry a rent roll alongside sales. The rules have moved quickly: CAV reported in October 2025 that realestate.com.au and Domain would no longer take a rental listing without a single fixed price, a rental property now has to meet the minimum standards before it's advertised, and notice of a rent increase went from 60 to 90 days on 25 November 2025. Our property manager page covers what a landlord-facing site needs.

Working with us from Adelaide. We're a web design team on Hutt St in Adelaide, working with Melbourne businesses by phone and email. Our Melbourne client is Dr Tabara Dione Coaching, a confidential coaching practice for doctors. We haven't built a real estate agency site yet, and we'd rather you hear that from us. Your officer in effective control can review the draft link between inspections, and nothing is owed until it's approved.

Client sites with the parts an agency uses

Neither is an agency. Dr Tabara Dione Coaching is our Melbourne client, and Bright Building & Renovations in Adelaide shows how we handle a business that covers many suburbs and takes enquiries through a long, stepped form.

Questions from Melbourne agencies

Does the Property Price Statement have to appear on our own website?

The approved form says it must be prominently displayed on any main advertisement for the property on an internet site published by or on behalf of the agent, and CAV's Q&A places it on the first visible part of that ad, right next to the price. Whether a featured tile on your home page counts as a main advertisement is a question for your officer in effective control and CAV's industry Q&A (opens in a new tab). We build featured listings with the link beside the price either way, and each card can also point to the full portal listing.

Can you change a reserve or a sold price fast enough?

Email it and we change it; text and image changes on existing pages are covered by the $30 monthly hosting. We reply within 24 hours, but the rules run on tight clocks: online ads updated within a working day of the reserve arriving, and the sold-price statement published within 7 days of the sale going unconditional. If a property's figures are moving quickly, the portal listing your CRM updates is the more dependable home for them, and your site can link there instead of repeating the numbers.

We run boardroom auctions. Does the 7-day reserve rule cover those listings?

CAV's Q&A treats a boardroom auction as a fixed-date sale, so the reserve goes up 7 days ahead as it would for an on-site auction, while a pre-auction offer is handled as a private sale. Our auction layout shows the date, the time, whether it's on site or in rooms, and the reserve once you send it. Your licensee settles the wording and we publish what they approve.

We sell inside and outside metropolitan Melbourne. Does the site need to show that?

The design stays the same, but your agents fill in a different Property Price Statement template depending on which side of the Director's boundary a property sits. Pages grouped by council, say Hume on one side and the Macedon Ranges on the other, show an owner that you work their area. Two of those fit in the 8-page site at $1,499 alongside home, listings, results, leasing, the buyer's guide and the team.

Can renters apply through our website?

Yes, through the Apply button on each rental listing, which opens the application platform you already use. Since 31 March 2026, rental applications in Victoria have to use CAV's standard form, and applicants can only be asked for what that form contains, so we'd rather link to a platform set up for it than add a form of our own. The listing itself shows a single rent figure and nothing that invites a higher offer.

You're in Adelaide. How does a Melbourne agency work with you?

By phone and email. We're an Adelaide (South Australia) team working with businesses Australia-wide, with current clients in SA, NSW, VIC and QLD, including Dr Tabara Dione Coaching in Melbourne. You send the words, headshots and how each person appears on the register, we send a draft link, and you ask for as many changes as you like before approving it. We reply within 24 hours.

Planning a website for your Melbourne agency?

Tell us your agency name, who on the team is licensed and who works as a representative, the suburbs you sell in and whether you lease as well. We'll quote it and build the draft first, and you pay only once you've approved it.
