Website Design for Mortgage Brokers in Melbourne

Websites for Melbourne mortgage and finance brokers, licensed in your own name or writing loans under an aggregator: Victorian scheme pages carrying the date you last checked them, an enquiry form for the week between a published reserve and auction day, and room to explain off-the-plan finance to apartment and townhouse buyers.

What a Melbourne broker's site has to cover

Victorian borrowers arrive with questions that Victorian rules have shaped: what the duty exemption means for a block on a new estate, whether the off-the-plan concession still covers the townhouse they inspected, whether their pre-approval reaches the reserve an agent published last Saturday. These are the parts that let someone see you handle their situation before they book a call.

  • Licence, lenders and pay in one block

The national basics come first: your credit representative number with your licensee's name and Australian Credit Licence number (or your own ACL), the lenders you're accredited with today, and two sentences on upfront and trail commission with a link to your Credit Guide. It sits in the footer and on the about page, worded exactly as your licensee supplies it. Our main broker page explains why each piece is there.

  • An auction enquiry that asks for the reserve

Victorian agents now publish the seller's reserve at least 7 days before an auction, so a buyer can hold their pre-approval up against a real figure a week out. A short form asking for the address, the auction date, the published reserve and the amount they're approved for shows you who needs a call today. A changed reserve resets those 7 days, so the form can also ask whether the figure has moved since it was first listed.

  • A finance-clause page for private sales

Consumer Affairs Victoria tells buyers whose contract is subject to finance to nominate a lender in the relevant section of the contract, and plenty of people first think about that when the agent hands them a pen. A page in your words on what a finance clause does, why the lender named in it matters and when to ring you before signing gives private-sale buyers a reason to call first.

  • First homes on new estates, land and build apart

When a first home buyer purchases a vacant block to build on, the State Revenue Office assesses the duty exemption or concession on the land alone, and the buyer has until the earlier of 12 months after the occupancy certificate or 36 months after settlement to move in. Add the $10,000 First Home Owner Grant, which covers new homes valued up to $750,000, and buyers on new estates have a lot to piece together. A page on how you handle construction loans alongside the grant gets read closely.

  • Apartment and townhouse buyers, investors included

Victoria's temporary off-the-plan concession lets any buyer of a strata lot with common property, companies, trusts and investors among them, take construction costs incurred after the contract out of the dutiable value, with no price ceiling. Owner-occupiers and first home buyers have a standard version too. If off-the-plan apartments and townhouses make up much of your work, a page that says so, with the contract dates and a link to the SRO, puts you in front of those buyers.

  • A scheme list that admits what has closed

The Victorian Homebuyer Fund stopped taking new applications on 10 September 2025, and pages written before then can still describe it as open. A list of the schemes you work with now, such as the federal 5% Deposit Scheme and Help to Buy, with a line noting the fund has closed and the date you last checked each entry, stops your site sending people after something that no longer exists.

  • Profiles with languages, and a booking button

At the 2021 Census, 67.2% of Victorians used only English at home; the most common other languages were Mandarin (3.4%), Vietnamese (1.8%), Greek (1.6%) and Punjabi (1.6%). Someone comparing brokers looks for a face, the languages spoken, whether you'll meet at your office, their kitchen table or on video, and a button that opens your calendar. Payslips and ID stay in your aggregator's secure fact-find, not a web form.

Broking in Melbourne: Victorian duty, schemes and the new auction rules

What's national and what isn't. Credit licensing, the best interests duty, the Credit Guide and the comparison rate rule apply to a broker in Box Hill exactly as they do to one in Brisbane or Adelaide. Our mortgage broker page sets those out, and the Sydney page shows how a state layer sits on top of them. In Melbourne that layer is the State Revenue Office's duty rules and Consumer Affairs Victoria's rules for selling property, and both changed during 2026.

First home buyer figures. The SRO exempts a first home with a dutiable value up to $600,000 from duty and reduces the duty between $600,001 and $750,000, provided at least one buyer lives there for 12 continuous months starting within 12 months of settlement. The First Home Owner Grant is $10,000 for new homes valued up to $750,000. The federal 5% Deposit Scheme caps prices at $950,000 in Melbourne and Geelong and at $650,000 in the rest of Victoria, so a $700,000 townhouse can sit inside the state's concession band and well under the federal cap at the same time. Shared equity has changed hands too: the Victorian Homebuyer Fund closed to new applicants on 10 September 2025, and the federal Help to Buy scheme opened on 5 December 2025, contributing up to 40% of the price of a new home or 30% of an existing one through a limited group of participating lenders. We'd link the SRO's first home buyer page (opens in a new tab) and its duty calculator (opens in a new tab) instead of restating them.

Off-the-plan, with an end date that keeps moving. For contracts from 1 July 2023, owner-occupiers and first home buyers buying off the plan can deduct construction costs incurred after the contract from the dutiable value, provided what remains is no more than $750,000 for a first home or $550,000 for another home they'll live in. The temporary concession goes further: any buyer of an apartment, unit or townhouse in a strata subdivision with common property qualifies, whatever the price, for contracts signed from 21 October 2024 and before 21 April 2027. It has been extended more than once, most recently by legislation that received Royal Assent on 23 June 2026. Two limits are worth getting right on a broker's site: house-and-land packages outside a strata subdivision don't qualify, and foreign purchaser additional duty, currently 8%, is still calculated on the value before the concession. A dated line is safer than a sentence saying the concession “ends soon”.

Auctions and private sales. For auctions and fixed-date sales from 16 October 2026, Victorian agents must publish the seller's reserve at least 7 days ahead as a single dollar figure, with no “from” or “+”, and the sale can't proceed if they haven't. Consumer Affairs Victoria's industry Q&A adds that once published, the reserve is the advertised price, that changing it in either direction starts the 7 days again, and that an offer accepted before the auction is treated as a private sale. Buying at auction, or within three clear working days either side of one, carries no cooling-off period; most other residential private sales carry three clear working days, with a deduction if the buyer withdraws. That gives a Melbourne broker two distinct conversations to set out on the site: whether an approval stretches to a published number, and what goes in the finance clause.

Working with us from Adelaide. We're a web design team on Hutt St in Adelaide, working with Melbourne businesses by phone and email. Dr Tabara Dione Coaching, a coaching practice for doctors, is our Melbourne client. We haven't built a mortgage broking site yet, and we'd rather say so up front. Your licensee's compliance team can check the draft link before anything goes live, and nothing is owed until you approve it.

Client sites with the pieces a broker uses

There's no mortgage broker in our portfolio yet. One of these sites belongs to our Melbourne client; the other explains a regulated subject on a page of its own and takes applications in stages, which is what scheme pages and a pre-auction enquiry ask of a broker's site.

Club One (SA)

Community, creative & tourism · South Australia

A South Australian not-for-profit holding the state's only Special Club Licence. Its seven pages include a page explaining gaming machine entitlements and a four-part online grant application. A page on Victorian duty concessions, and an enquiry broken into short steps, use the same approach.

Questions Melbourne brokers ask us

Agents publish the reserve a week out now. Should our site mention it?

A line in your own words is worth having, because it changes when buyers ring you. Since 16 October 2026 a Victorian auction can't go ahead unless the reserve was published at least 7 days earlier, and a changed reserve restarts that period. Your auction page can say what you need from a buyer that week, such as the address, the published figure and their current approval, without promising an approval or a turnaround you don't control.

Our current site still mentions the Victorian Homebuyer Fund. What should replace it?

A short, dated note that the fund closed to new applications on 10 September 2025, followed by the schemes you arrange now. Help to Buy has run since 5 December 2025 through a limited set of participating lenders, so list it only if you can place clients with one of them. The Victorian Government points existing fund participants to the SRO, which you can link. Swapping that text is an edit our hosting covers.

Can we have a page aimed at off-the-plan investors?

Yes, describing the work you do and linking the SRO for the rules. The temporary concession covers strata lots bought by investors, companies and trusts on contracts signed before 21 April 2027, and that cut-off has already been pushed back, so we'd put the date you last checked beside it. Your licensee may want to read the wording before it goes live, and we change whatever they ask.

We see buyers from Geelong as well as Melbourne. Do the scheme caps differ?

Not between those two. The 5% Deposit Scheme names Geelong as a regional centre with the same $950,000 cap as Melbourne, while the rest of Victoria sits at $650,000. Ballarat and Bendigo aren't listed as regional centres, so for a buyer there the lower figure is the one to check. Rather than a table you'd have to maintain, one sentence naming the caps, a link to firsthomebuyers.gov.au and the date you checked does the job.

Can the site work out stamp duty for a Victorian buyer?

The SRO publishes a land transfer duty calculator and Moneysmart has a mortgage calculator, and linking both keeps the numbers right through every rule change. If you'd like a calculator built into your own site, we quote it first like any feature. One that asks visitors to type in their own interest rate avoids putting an advertised rate on the page.
