Victoria's vacate rules in short. Shepparton renters are covered by the same Residential Tenancies Act as Melbourne ones: leave the property reasonably clean, allowing for fair wear and tear, with limits on when a rental provider can insist on professional cleaning. Since 13 October 2026, a rental provider or agent has to back a bond claim with evidence such as invoices, quotes or photos, which makes your itemised invoice and dated photos worth mentioning. Our Melbourne cleaners page covers the detail and links to Consumer Affairs Victoria.
The council area and who rents. The City of Greater Shepparton had 68,409 residents at the 2021 Census. Its largest centres are Shepparton itself, Kialla, Mooroopna and Tatura, with smaller towns including Murchison, Toolamba, Merrigum, Congupna, Tallygaroopna, Katandra West and Dookie. In the same census, 27.8 per cent of occupied homes in the council area were rented, 33.3 per cent owned with a mortgage and 34.3 per cent owned outright, and the average household had 2.5 people. That's a large rental market for a regional city, and a good reason to put real effort into the end-of-lease page. After English, the most common languages at home were Punjabi, Arabic, Italian and Hazaragi.
No kerbside hard waste yet. In June 2025 the council approved a hard waste service of two 3-cubic-metre nature-strip collections a year. Shepparton News reported in May 2026 that the council couldn't secure a competitive contract and that the service is now expected in the 2027–28 financial year. Until then, residents and their cleaners take bulky waste themselves. The Shepparton Resource Recovery Centre at 125 Wanganui Road opens 8am to 4.15pm Monday to Saturday and 9am to 4.15pm on Sundays and public holidays, takes card payments only, and charges for mattresses, plasterboard and general waste. The council asks people not to mix loads, because a mixed load is charged as general waste. There are also centres at Ardmona and Murchison. Cosgrove 3 Landfill, on the corner of Quarry Road and Cosgrove–Lemnos Road, is open only to commercial customers, who open an account through the council, on weekdays from 8am to 3pm and Saturdays from 9am to 11am. A clean-out business that sorts its loads, and says so on its website, is describing a real saving.
After the 2022 flood. Shepparton, Mooroopna and Murchison were among the Victorian towns hit by the October 2022 flood, and the council ran a kerbside collection of flood-affected household waste that finished on 2 March 2023. If you did flood clean-ups then, or offer mud and water-damage cleaning now, it belongs on its own page or section, described plainly: what you clean, what you remove and when you'd send someone to a restorer or builder instead.
Working with us. We're an Adelaide team and work with Goulburn Valley businesses by phone and email, half an hour behind you on the clock. None of our clients is in Shepparton, and our cleaning client is in New South Wales. You send your cleans, towns and photos, we send a draft link to look over on your phone, and you pay once you approve it. If you also support NDIS participants, our Shepparton NDIS provider page covers the Goulburn district.
