Rentals and the inspection sheet. At the 2021 Census, 27.6% of occupied private dwellings in South Australia were rented. That's a state-wide figure, but it's a fair reason for an Adelaide cleaner to give end-of-lease work its own page. Under the Residential Tenancies Act 1995, a tenant must keep the premises reasonably clean and hand them back “in a reasonable state of cleanliness”. The reference point is the inspection sheet the landlord completes when the agreement is signed: it itemises the contents and condition of the premises, the tenant notes anything they disagree with, each side keeps a copy, and at the end it's referred to when deciding whether there's damage and whether the place was left reasonably clean. An end-of-lease page that talks in those terms reads as written for South Australia, not copied from an interstate site.
Bonds and disputes. SA bonds are lodged with and held by the Commissioner for Consumer Affairs, and refunds are claimed through Consumer and Business Services' Residential Bonds Online. When one party applies and the other hasn't agreed, the other party is sent a notice and has 14 days to dispute the claim. The Tenancies Branch then tries to conciliate, and a claim that still isn't settled can go to the South Australian Civil and Administrative Tribunal (SACAT). That's why a dated, itemised invoice and before-and-after photos are worth giving every end-of-lease customer, and why your site shouldn't promise anyone their bond back: that's settled between tenant and landlord, and sometimes by SACAT.
Pets since July 2024. From 1 July 2024, SA tenants can keep a pet with the landlord's approval. A landlord can refuse only on grounds set out in the Act, or approve with reasonable conditions in writing, and the Legal Services Commission's Law Handbook gives a requirement that carpets be cleaned to a professional standard at the end of the tenancy, where the pet lives inside, as an example. The same rules stop a landlord charging extra rent or a higher bond for the pet, or requiring the tenant to buy goods or services from a specific person or business. The tenant chooses who cleans the carpets, so your carpet section should be written for them.
Unit complexes. In South Australia the shared parts of a unit or townhouse complex are looked after by its corporation, which is responsible for maintaining and repairing the common areas. Older schemes have a strata corporation; no new strata plans have been accepted under the Strata Titles Act 1988 since 1 June 2009, and land divided since then comes under the Community Titles Act 1996 with a community corporation instead. If you clean common areas, say on your commercial page that you quote for strata and community corporations and their managers, because those are the names the people who sign the contract use.
Short stays, service areas and working with us. The Adelaide Fringe runs for about a month from mid-February to mid-March, overlapping the Adelaide Festival and WOMADelaide in the stretch locals call Mad March. If you do short-stay changeovers, tell hosts how far ahead you're taking bookings for February and March, whether you supply linen and how you report damage. For your areas, put your base first, then the suburbs you take regular cleans in, then how far you'll go for a one-off end-of-lease job and whether the Hills or the Fleurieu are in. We're at Ste 3/110 Hutt St in the city. Most projects run by phone and email, which suits cleaners who are on the go all day, and an Adelaide cleaner who'd rather sit down first can arrange a meeting.
