In Western Australia a tenant has to return the property in the same condition it was let in, less fair wear and tear. The Commissioner for Consumer Protection has reminded tenants that landlords and agents can't insist on a particular company or trader for cleaning or repairs, and can charge only the actual cost of work, not a pre-estimated figure. The tenant chooses the cleaner, so your vacate page should be written for the tenant.
In August 2025, Consumer Protection reported 87 complaints about vacate cleaning over the previous two years, 80 per cent of them alleging the cleaner hadn't taken due care and skill. They covered homes left unclean, re-cleans paid for by tenants and sometimes taken out of the bond, broken rangehoods and flyscreens, and bleach-stained carpets. Its advice was to start looking early, check the ABN and references, ask the property manager for recommendations, avoid booking blindly from social media, walk the cleaner through first, inspect the work before paying, get a receipt and never pay upfront. REIWA ran much the same list in October 2025. A Perth cleaning site that deals with each of those points openly is answering the questions tenants have been told to ask.
The bond process changed on 28 March 2026. Anyone on the rental agreement can now apply for the bond's release, and Consumer Protection advises waiting until the tenancy has ended and the final inspection and outgoing property condition report are done. The others usually get 14 days to respond, and a disputed or unanswered application is decided by the Commissioner's Determinations Branch; only claims larger than the bond go to the Magistrates Court. Its list of evidence includes invoices from a business with an ABN and dated photos, and Consumer Protection notes that a quote is weaker evidence than an invoice. Dated before-and-after photos and an itemised invoice are worth giving every vacate customer, and worth mentioning on your site.
Two other changes create work. Under the pet reforms that began on 29 July 2024, a landlord can approve a pet with conditions such as professional carpet cleaning at the end of the tenancy, and the pet bond can be used to clean up after the animal. And since 1 January 2025, every short-stay rental in WA, hosted or unhosted, has had to be on the state register. In the Perth metropolitan area an unhosted stay also needs development approval unless it's let for 90 nights or fewer in a 12-month period. Hosts working inside those limits want changeovers they can count on, so give them a page of their own.
For checks, WA Police issues National Police Certificates online, with identity verified through an Australia Post portal, and sets no expiry: a certificate is current only as at the day it was issued. Say when your cleaners' certificates were issued and how often you renew them. NDIS worker screening in WA is covered on our Perth NDIS provider page. For your areas, group suburbs in a way Perth readers will recognise, such as north and south of the river and the hills, and say where you stop. We're an Adelaide team working with Perth businesses by phone and email, and we haven't built for a WA client yet, so the examples below come from other states.
