Licensing and advertising. Consumer and Business Services (CBS) licenses building work contractors under the Building Work Contractors Act 1995. SA.GOV.AU's guidance for builders says all signage and advertising for the public must include your name as it appears on the licence, or your registered business name, and your licence number, with every partner's number for a partnership. All building work has to be supervised by a registered building work supervisor: sole traders normally register as one when they apply for the contractor's licence, and companies nominate one. Licences can be checked on the CBS public register, which is where a careful client will go after reading your site.
Building indemnity insurance. Under the Act, domestic building work that needs development approval and costs twenty thousand dollars or more must be covered by building indemnity insurance before work starts. That threshold rose from twelve thousand dollars on 10 November 2025, and the cover protects the owner for defective work, up to a quarter of a million dollars, if the builder dies, disappears or becomes insolvent. Anything written before that date may still quote the old figure, so if your site mentions insurance, we'd link to the current guidance and keep the line short enough to update in one go.
Planning approvals. Since 19 March 2021, development in South Australia's urban council areas, metropolitan Adelaide included, has been assessed under the state-wide Planning and Design Code, which replaced each council's own development plan, with applications lodged through PlanSA. The Code includes Historic Area and Character Area overlays. A renovation builder who regularly works on houses under those overlays has something specific to tell their owners about planning consent, and it's worth a paragraph of its own.
Dividing up the map. Our builder client, Bright Building & Renovations, splits its area into seven, each with its own page covering the housing found there and what to plan for before work starts: the eastern suburbs (Norwood, Burnside, Magill); Unley, Mitcham and the inner south; the western and beachside suburbs (Henley Beach, Glenelg, West Lakes); the northern suburbs (Prospect, Walkerville, Golden Grove); the southern suburbs (Marion, Hallett Cove, Aberfoyle Park); the Adelaide Hills (Stirling, Mount Barker, Hahndorf); and Victor Harbor and the Fleurieu. A smaller builder can use the same headings on one page and add area pages later.
Working with us. We're at Ste 3/110 Hutt St, Adelaide. Most projects run by phone and email, which suits builders who spend the day on site, but if you'd rather sit down before you start, that can be arranged.
