Website Design for Real Estate Agents in Newcastle

Websites for agencies selling and leasing across Newcastle, Lake Macquarie, Maitland, Port Stephens and Cessnock: an appraisal form for owners, a profile for each agent, and buyer pages that deal with the questions Hunter buyers raise, from mine subsidence and flood certificates to heritage streets.

What a Hunter agency's website needs

Before a buyer in the Hunter asks about price, they often ask something more local. Is the house over old coal workings? Did the street go under in 2007? Is that terrace in a heritage conservation area? An agency site that answers in plain words, and shows where each answer can be checked, gives buyers and vendors a reason to ring you rather than the office down the road.

  • Suburbs grouped under the five councils

Greater Newcastle, as the NSW Government plans it, is Cessnock, Lake Macquarie, Maitland, Newcastle and Port Stephens. Owners search by suburb, though: Merewether or Wallsend, Warners Bay or Toronto, Raymond Terrace or Medowie. We list the suburbs you actually sell in under each council, and the appraisal form offers the same list.

  • A buyer's page on mine subsidence

Newcastle, Lake Macquarie, Killingworth-Wallsend, East Maitland and Swansea Heads are among the state's 30 proclaimed Mine Subsidence Districts. A short page in your words explains what that means for a purchase and links the NSW Planning Portal's Spatial Viewer, where anyone can check a single address.

  • Flood links people can use

City of Newcastle describes three kinds of flooding: flash floods along creeks such as Throsby and Ironbark, Hunter River floods around Hexham and Beresfield, and storm surge in Stockton, Carrington and Wickham. Your buyer's page points to the council's flood viewer and its Flood Information Certificates instead of guessing about any street.

  • Heritage streets described correctly

Terraces and cottages in Newcastle East, The Hill and Cooks Hill sit inside heritage conservation areas listed in the City's development control plan. A suburb page that says so, linked to the plan, saves a buyer from discovering it after they've planned a second storey.

  • Holiday lets with the property ID showing

If your office also runs holiday rentals around Nelson Bay or the lake, note that the NSW short-term rental code says a letting agent must display each property's registration number alongside its details wherever the agent shows them, so every holiday listing on your site carries its number.

  • Featured sales with a price and a statement

NSW's new rules reach Hunter offices exactly as they reach Sydney ones: a price or range in residential sale ads, websites included, for agency agreements from 17 November 2026, and a link to the Statement of Information for agreements entered into after 8 February 2027. Each listing card has a place for both.

Selling and leasing in the Hunter

The NSW rules, in short. Hunter agents work under the same licensing and advertising laws as Sydney's: the licence holder named in every ad, a fixed rent and no “no pets” line on rentals, and, for agency agreements from 17 November 2026, a price or price range on residential sale ads, websites included. Our Sydney real estate page sets those rules out with links to Fair Trading. In June 2026 the Newcastle Herald (opens in a new tab) quoted Newcastle agents who welcomed the price-in-ads law, while REINSW said it favoured buyers over sellers; either way, any sale you feature on your own site will need a price line.

Coal under the suburbs. City of Newcastle's development control plan notes that parts of the city sit over underground coal workings. Subsidence Advisory NSW regulates building and subdivision in the proclaimed Mine Subsidence Districts, and the council's plan (opens in a new tab) expects its approval to be sought before a development application goes in. That changes how listing copy should treat “room to extend” or a subdivision opportunity. Buyers also ask about past damage, and Subsidence Advisory (opens in a new tab) keeps no public register of claim history, so the answer comes from the seller or through the buyer's conveyancer. New 15B certificates are no longer issued, and an old one covers only the structures that existed when it was issued. Your buyer's page can say all of that once, so agents aren't explaining it at every open home.

Water. The council points to the floods of June 2007 as evidence that the city was built on floodplains, and says the Pasha Bulker flood was similar in size to a 1% AEP flash flood. It publishes a flood information viewer, and any property inside the probable maximum flood (PMF) is classed as flood prone land, where development controls apply. Detailed flood behaviour for a single property comes in writing, in a Flood Information Certificate. On the leasing side, NSW lists flooding from a natural weather event in the past five years among the facts a prospective tenant must not be misled about, so rental listing templates for low-lying suburbs need room for that line when it applies.

Old streets and holiday lets. The development control plan covers nine heritage conservation areas, from Newcastle East's two- and three-storey terraces to the bungalows of Hamilton South's garden suburb, so a property's heritage status is worth a sentence on suburb pages for those streets. For an office that also lets holiday homes up the coast or around the lake, the rules are specific. Short-term rental homes in NSW have to be on the STRA Register, and the code of conduct that applies to letting agents requires the registration number to appear wherever the property's details do. If guests book through a platform you already use, we link it from each listing; if you'd like booking and payment built into the site, we quote it as a separate job.

Working with us. We're an Adelaide team on Hutt St and work with Hunter businesses by phone and email. Our client in the region is Phoenix Housekeeping, a cleaning business working across Lake Macquarie, Cessnock and the Central Coast. We haven't built a site for a real estate agency yet; what we can show is how we've handled service areas, suburb pages and quote forms for other businesses.

Work that carries over to a Hunter agency

Neither site belongs to an agency. Phoenix Housekeeping works in the Hunter and organises a service area spread over several councils; SA Painting Professionals lets visitors look up their suburb or postcode, which is how a buyer checks whether you cover their part of the region.

Phoenix Housekeeping

Home & care services · Lake Macquarie, Cessnock & Central Coast

A family-run cleaning business working across Lake Macquarie, Cessnock and the Central Coast, including end-of-lease cleans for the region's rentals. Its site publishes prices and has suburb pages across its service area, the structure we'd use for an agency covering towns in more than one council.

“He listened to my feedback and made no hesitations to revise and adjust my website until we were completely happy with it.”

Questions Hunter agencies ask us

Should our website talk about mine subsidence?

On a buyer's guide page, yes, in general terms with the official links: the Planning Portal's Spatial Viewer to check whether an address is in a district, and Subsidence Advisory NSW for what approvals mean. On an individual listing, include only what you and the vendor have confirmed. We publish the wording you approve and don't give planning or legal advice.

We manage holiday lets around Nelson Bay. What has to appear on each listing?

The property's STRA registration number, shown alongside its details wherever your agency displays them; that comes from the NSW short-term rental code of conduct (opens in a new tab). Send us the numbers with the photos and descriptions and we add them to each listing. Bookings can go through the platform you already use, or we can quote booking and payment built into the site.

Can the site show which streets flooded in 2007?

We'd leave street-by-street claims off a sales site. City of Newcastle publishes a flood viewer and issues Flood Information Certificates for individual properties, so a buyer's page that links to both gives people the council's answer rather than yours. Anything specific to a property, such as a rental that flooded within the past five years, goes in that listing's wording.

Our office covers Maitland and Port Stephens as well as Newcastle. One site or several?

One site, with a page for each area you work. It keeps hosting and updates in one place, and a vendor in East Maitland sees the agent who covers their suburb. Three or four area pages with home, team and leasing fit the 8-page site at $1,499; a single patch fits the 3-page site at $899.

You're in Adelaide. How does a Newcastle agency work with you?

By phone and email. We're an Adelaide web design team working with businesses Australia-wide, and our current clients are in SA, NSW, VIC and QLD, including Phoenix Housekeeping in the Hunter. You send your words, agent photos and licence details, we send a draft link to check between appraisals, and you pay once you approve it. We reply within 24 hours.
