The state rules are the same here as in Sydney. Plumbing, draining and gasfitting need a NSW licence for any job, only a contractor licence lets you contract for work, and NSW Fair Trading's advertising guidance, which takes in websites, asks for the licensee's name, licence number, category of work and a business phone. Our Sydney plumbers page covers that in more detail, along with Sydney Water's rules on who owns which pipe and on backflow testing. Both apply in Wollongong, because Sydney Water supplies the Illawarra as well as Sydney and the Blue Mountains.
Who checks your work depends on where along the coast the job is. Building Commission NSW is the state's plumbing regulator, and its own area of operation takes in every property that gets drinking water, recycled water or sewer from Sydney Water, which reaches down the coast to Gerringong. In Wollongong it inspects properties that Sydney Water services; for the rest, council declined the delegation and the state lists inspections as not required. In Shellharbour and Kiama it does the same for Sydney Water properties, while each council handles properties that Sydney Water doesn't service. Further south, Shoalhaven City Council regulates plumbing on the state's behalf: the plumber sends council a Notice of Work at least two working days before starting, books its inspections at least 48 hours ahead, and gives council and the owner a Certificate of Compliance, a Sewer Service Diagram and a stormwater diagram before the final inspection.
Building Commission NSW runs an audit system. A plumber books an audit inspection through the MyInspections portal, only a portion of the work is actually inspected, and you don't learn whether your job has been picked until the appointment time. Most customers never hear about any of this. That's why a plain line on your site, saying you look after the lodging and the bookings, reassures the people who do ask.
Rentals bring their own work. Under the Residential Tenancies Act 2010, a landlord can only charge a tenant for water usage if the property is separately metered and meets the water efficiency measures: showerheads, and the cold and mixer taps at kitchen sinks and bathroom basins, flowing at no more than 9 litres a minute; no leaking taps or toilets at the start of the tenancy; and, since 23 March 2025, dual flush toilets with at least a 3-star WELS rating. Bath, laundry and outdoor taps are exempt from the flow limit. If you work for landlords and agents, whether on student houses near UOW's main campus at Keiraville or family rentals anywhere on the coast, a page that explains the check and the written report you provide gives them a reason to call you rather than whoever is cheapest.
We're an Adelaide team on Hutt St, and Illawarra clients work with us by phone and email. One of our NSW trade clients is further down the coast: Tomi's Bobcat and Excavation in the Bega Valley. You send your services, licence details, the suburbs you cover and some job photos. We send back a draft link you can open on site, ask for whatever changes you want, and pay once you've approved it.
