The licensing is Queensland's, so our Brisbane air conditioning page covers it in full: QBCC mechanical services licences, the carve-outs for single-head splits and houses, the licence details a website has to show, and where a restricted electrical licence stops. Logan is on Energex's network, so the same caution applies to any PeakSmart cashback line: check Energex's current terms before it goes on the site. The rest of this section is about Logan itself.
Logan's housing is unusually uniform. At the 2021 census, 85.0% of occupied private dwellings in the City of Logan were separate houses, against 74.8% across Queensland, and 40.0% were owned with a mortgage, against 34.4% statewide; 34.6% were rented. That means fewer apartment and body corporate questions than on the coast, more detached houses that suit splits and ducted systems, and a real share of work that is booked by a landlord or an agent rather than the person living there.
Much of the growth is in master-planned estates. Yarrabilba was declared a priority development area on 8 October 2010, and its development scheme allows for up to 20,000 dwellings and up to 50,000 people; it had 10,240 residents at the 2021 census. Estates like these come with design rules. The design standards for Mirvac's Everleigh estate at Greenbank, for example, say no air conditioning condensers can sit between the primary street façade and the boundary, allow them beside a secondary street only if screened from public view, and require roof- and wall-mounted units to be out of sight from public areas. Plans go through a covenant approval before building starts. An installer who knows to ask about this has something useful to say on the site.
Close neighbours bring the noise rule into it. Queensland's Environmental Protection Act limits how far air conditioning noise can rise above the background level, with a tighter limit at night; our Moreton Bay air conditioning page gives the figures. As for the weather, the Bureau of Meteorology's Logan City Water Treatment station has averaged 57 days a year at 30°C or more since 1992, with a highest reading of 41.9°C, and a mean July minimum of 9.0°C. Summer is the busy season, but reverse-cycle heating still earns a line.
We're an Adelaide team at Ste 3/110 Hutt St and work with Logan businesses by phone and email. There's no air conditioning business in our portfolio yet, and we'd rather say so up front. You send your licence details, the suburbs you cover and photos of installs; we send a draft link you can check on your phone, and you pay once you've approved it.
