Website Design for Carpenters in Moreton Bay

Websites for carpenters working anywhere from the Redcliffe Peninsula to Woodford: QBCC details on every page, jobs grouped by type and by area, and a quote form that picks up Unitywater easements, bushfire mapping and boundary walls before you quote.

What a Moreton Bay carpenter's website should cover

Moreton Bay takes in bayside suburbs, newer estates on compact lots and acreage in the hills, and a deck or pergola job looks different in each. The website should show work from the parts of the region you want to keep working in, and ask the questions that would otherwise only come up once you're standing in the yard.

  • An easement question before the footings

Unitywater won't permit decks, stairs, gazebos or shade sails in its easements, and footings near its pipes can need its approval. A form question asking whether there's an easement or a sewer access cover where the job will go, with a link to Unitywater's map, can save a quote that ends in a redesign.

  • Estate pergolas that leave the boundary wall alone

On lots with a built-to-boundary wall, council says neighbours can't attach anything to it. If you build patios and pergolas in the newer estates, show freestanding designs and say in a caption how each job worked around the wall next door.

  • Acreage jobs grouped on their own

Decks and verandahs on rural blocks around Samford Valley, Dayboro or Mount Mee mean longer drives and sometimes bushfire mapping. Grouping those jobs separately, with the bushfire attack level each was built to where there was one, tells acreage owners you already work out their way.

  • Awning repairs for building owners, if you do them

City of Moreton Bay holds building owners responsible for awnings over footpaths and can issue a notice requiring an inspection report. If you repair timber awnings and shopfronts to an engineer's specification, and your licence covers that work, a short section for owners and property managers can bring in work that never comes from deck enquiries.

  • Licence details set up once

Your licensed name, QBCC licence number and the QBCC Act statement go into the site footer, so every page shows them, including pages you add after launch. Your trading name sits beside them rather than in their place.

  • Suburbs grouped into areas

Group the suburbs you cover under headings such as the Redcliffe Peninsula, Bribie Island, Strathpine and Petrie, North Lakes and Mango Hill, Caboolture and Morayfield, and the rural west. A note on which areas you only travel to for larger jobs keeps enquiries inside the patch you can service.

Moreton Bay carpentry: easements, boundary walls, bushfire maps and awnings

The QBCC licence, advertising, deposit and home warranty rules are the same here as in Brisbane, and our Brisbane carpenters page sets them out, including which licence classes name decks and pergolas. The state rule on small structures applies across the region too. Under Schedule 1 of the Building Regulation 2021, a class 10 structure can go ahead without building approval if its plan area is no more than 10 square metres, it stands no more than 2.4 metres high with a mean height of no more than 2.1 metres, and no side is longer than 5 metres. That doesn't extend to a deck that's roofed or more than 1 metre above natural ground, or to a regulated pool or its fence. What's particular to Moreton Bay is underground, on the boundary and up in the hills.

Unitywater pipes and easements. Council refers every application to build over or next to sewer and water mains to Unitywater, and says approval is needed to build in, or change ground levels within, a council drainage easement. Unitywater's building over pipes page says its approval is needed where a building, structure or bored excavation for piers or footings falls within the zone of influence of its infrastructure, where driven piles or piers go within 5 metres of it, where clearance to a structure drops below 1.2 metres, or where the height over a pipe drops below 2.4 metres; a building certifier assesses the work against QDC MP 1.4 first. Inside an easement the answer is usually no. Unitywater lists decks, stairs, gazebos, shade sails and outdoor kitchen equipment among the structures it won't permit there, says encroachment requests are rarely granted, and offers a free online map of its pipes.

Boundary walls in newer estates. Council's page on zero-lot boundary properties explains that some new developments let a house sit within 250 millimetres of the boundary. Those walls need a 60-minute fire resistance level with no doors or windows, fill can't be placed against them, and neighbours can't attach anything to a built-to-boundary structure, with a fence, shade sail or clothesline given as examples. Anything within 750 millimetres of a boundary is meant to be maintenance-free, such as unpainted masonry or prefinished steel, and going onto the neighbour's land to work needs their written consent, even where easement rights allow entry. All of that is worth knowing before a patio or pergola is designed beside one of these walls.

Bushfire hazard mapping. The planning scheme's bushfire hazard overlay adopts the state's mapping of very high, high and medium potential bushfire intensity, plus a 100-metre potential impact buffer. Council's information sheet says mapped land is treated as a designated bushfire prone area for building purposes, except in the Centre, General residential, Industry and Township zones, and that this brings in assessment against the Building Code and AS 3959 to set a bushfire attack level. With those zones left out, the designation applies to mapped land in the other zones, such as Rural and Rural residential. Owners can check a property through My Property Look Up or by turning on the bushfire hazard layer in council's interactive map.

Shopfront awnings, and how we work. Under the Community Standards for Public Land and Roads Local Law 2023, City of Moreton Bay requires owners to keep awnings in good repair, even where they hang over a public footpath, and it can issue Awning Inspection Report notices. Its awning guidance describes a structural engineer inspecting, reporting on the repairs needed and certifying the finished work, and says propping an awning for inspection needs council approval and barriers. We're an Adelaide team at Hutt St and work with Moreton Bay carpenters by phone and email. Send your licence details, photos of finished jobs and the areas you want more work in, and we'll send a draft link you can check between jobs. We set out your work and link the official guidance rather than giving approval advice.

Questions Moreton Bay carpenters ask us

Should our quote form ask about easements and sewer covers?

We'd suggest an optional question with a link to Unitywater's map. Unitywater says decks and stairs aren't permitted in its easements and that footings near its pipes can need approval, so finding out early avoids a site visit that ends in a redesign. Owners who don't know can leave it blank.

We build patios in the new estates. What should the site say about boundary walls?

Show freestanding patios and pergolas from those estates, and if you plan around built-to-boundary walls, say so. Council's zero-lot page says neighbours can't attach anything to those walls, so a caption such as “Freestanding pergola beside a zero-lot wall, North Lakes” shows you've planned for it. We'd link to council's page rather than explain the rules ourselves.

Is a separate page for acreage work worth it?

If acreage jobs are a good share of your work, yes. A page with decks and verandahs from rural blocks, the areas you'll drive to and a note on building to a stated bushfire attack level where the lot is mapped speaks to those owners directly. It fits in the 3-page or the 8-page site.

Is it worth listing awning and shopfront repairs?

Only if you do them. Owners and property managers who receive council's notice need someone to carry out the repairs the engineer's report lists. A short section saying you take on that work, with photos of past awning or shopfront jobs, gives them a reason to ring you. If it isn't your kind of work, leave it out.

Can an Adelaide team build a site for a Moreton Bay carpenter?

Yes. We're an Adelaide (South Australia) team working with businesses Australia-wide by phone and email, and our current clients are in SA, NSW, VIC and QLD. You send licence details, photos and the areas you cover; we send a draft link, make the changes you ask for, and you pay once you approve it.
