Licensing is set by the state, so a Coast painter works under the same rules as one in Sydney: a contractor licence for residential painting worth more than five thousand dollars in labour and materials, no licence needed for a stand-alone interior painting contract, and advertising rules that cover websites. Our Sydney painters page sets them out in full. We show your licence name, number and category in the footer of every page, exactly as the government's licence check has them.
Central Coast Council was formed in 2016 from Gosford City and Wyong Shire, and the Gosford regional centre still has its own heritage listings. Across most of the Coast, local heritage items are listed in Schedule 5 of the Central Coast Local Environmental Plan 2022; in the Gosford regional centre they sit instead in Schedule 9 of a state planning policy, the State Environmental Planning Policy (Precincts – Regional) 2021. State-significant places are on the State Heritage Register.
The LEP protects three heritage conservation areas: Mount Penang Parklands, Oakland Avenue, and the Wyong Town Centre. For listed items and buildings in those areas, Council's position is that work needs development approval or, for minor work and maintenance, an exemption. Its list of minor work includes repainting in colours that are the same as, or in keeping with, the heritage property or conservation area. Written advice confirming the exemption must be in hand before work starts; there's no fee, the request needs at least a description of the work and photographs, with a colour schedule where it's relevant, and Gosford City Centre properties use their own form.
Council is also reviewing Chapter 3.6, the heritage chapter of its Development Control Plan 2022: a draft with a simpler structure and performance-based controls was on public exhibition from March to April 2026, and Council was still reviewing the feedback when we wrote this page. For a painter's website the practical point stays the same: if you work on heritage houses, say so, show the jobs, and tell owners to check their property's listing and allow time for Council's advice. We describe your process and link to Council's heritage pages; we don't give planning advice.
We're an Adelaide team and work with NSW businesses by phone and email. One of our clients, Phoenix Housekeeping, is a Lake Macquarie business whose service area takes in the Central Coast and Cessnock. You send your photos, licence details and towns, we build a draft and send you the link, and you pay only once you approve it.
