Website Design for Builders in Albury-Wodonga

Websites for border builders that show a NSW licence and a Victorian registration side by side, explain which insurance applies on which bank of the Murray, and present homes from Thurgoona to Baranduda to the people searching for a builder there.

What a border builder's website has to get right

A builder here can quote a renovation in Lavington and a new home in Leneva in the same week, under two different state systems. Clients don't always know which rules apply to their job, so a site that's clear about where you're licensed and how each side works saves a lot of explaining on the phone.

  • Both credentials, each labelled with its state

If you build on both sides, show your NSW contractor licence number and category and your Victorian registered name and number, each marked NSW or VIC. NSW wants the licence name and number in building ads, and Victoria's Building Act wants the registration name and number in any ad offering domestic building work.

  • Which side of the river you build on

If you hold one state's credentials only, say so near the top of the page: 'Albury and the NSW side' or 'Wodonga and north-east Victoria'. Someone in Baranduda shouldn't discover at the quoting stage that the builder they liked can't sign their contract.

  • Two insurance schemes, explained once each

NSW residential jobs over twenty thousand dollars need Home Building Compensation cover. In Victoria, Home Warranty replaced Domestic Building Insurance for eligible contracts signed from 1 July 2026. A short paragraph per state saying what you arrange, and when the client receives the certificate, settles the question early.

  • Approvals on each bank

Albury jobs follow the NSW pathways, a development application or a complying development certificate. In Wodonga most construction work needs a building permit, and some jobs need a planning permit as well. Say which approvals you organise, which the owner looks after, and who they'll be dealing with.

  • Projects captioned by town and state

'Extension, East Albury NSW' or 'New home, Baranduda VIC' under each set of photos shows how far your work reaches, and tells a reader on either side that you've already built near them.

  • A quote form that asks the state first

The first question is which side of the border the property is on, then the suburb or town, budget range, preferred start and room to attach plans. You know straight away which contract, insurance and approvals the job will involve.

Building across the border: two states, one market

Albury, on the north bank of the Murray River, is in New South Wales; Wodonga, on the south bank, is in Victoria. At the 2021 Census the Albury part of the urban area had 53,677 people and Wodonga and its suburbs had 37,839. The two councils, Albury City and the City of Wodonga, run their planning under different state laws, and the rules for building a house change at the river even though clients cross it every day.

On the NSW side, Building Commission NSW licenses builders, every building ad (a website included) must carry the licence name and number, with the category of work, deposits are capped at 10 percent, and residential jobs over twenty thousand dollars need Home Building Compensation cover; our Sydney builders page covers those rules with sources. On the Victorian side, the Building and Plumbing Commission registers builders, section 169H of the Building Act 1993 requires the registered name and number in advertising for domestic building work, and Home Warranty applies to eligible contracts over twenty thousand dollars signed from 1 July 2026, for buildings of three storeys or fewer. Our Melbourne builders page sets out the Victorian side in more detail.

A licence from one state doesn't simply carry across yet. NSW lists general building work as an occupation intended to join its Automatic Mutual Recognition scheme on 1 October 2027; until then, interstate licensees apply to Building Commission NSW under the Mutual Recognition scheme to have their existing licence recognised, and pay any fees. Victoria handles interstate builders through the Building and Plumbing Commission. Before your website says you build in both states, check you hold what each requires. We show exactly what you hold, worded as each register lists it, and we don't give licensing advice.

Both cities are growing at the edges. In Wodonga, the Leneva-Baranduda Precinct Structure Plan was approved when Amendment C121wdon was gazetted on 4 April 2019, with the City of Wodonga as planning authority. On the Albury side, Thurgoona, north-east of the CBD, had 11,028 residents at the 2021 Census, with localities such as Wirlinga, Table Top and Bowna further out and the towns of Jindera and Howlong close by. A house-and-land builder working those estates and a renovator in central Albury or Lavington are after different clients, and the site should make clear which you are.

Master Builders NSW's Murray Division is a cross-border division covering the areas around Albury-Wodonga, run from the association's office in Albury, and its Riverina Murray Regions Building Awards draw entries from Albury-Wodonga through to Wagga Wagga and Narrandera. That suits builders who work both sides. We're an Adelaide team on Hutt St and work with regional builders by phone and email. You send your licence and registration details, photos of finished homes and the towns you cover; we send back a draft link, and you pay once you approve it.

Questions Albury-Wodonga builders ask us

Can you build a website for an Albury or Wodonga builder from Adelaide?

Yes. We're an Adelaide (South Australia) web design team working with businesses Australia-wide by phone and email, and our current clients are in SA, NSW, VIC and QLD. Everything happens remotely: you email details and photos, we send a draft link, you ask for changes, and you pay once you approve the draft.

We're licensed in NSW and registered in Victoria. How should both appear?

In the footer of every page, as two labelled lines: the NSW licence name, number and category, then the Victorian registered name and number. Each is copied exactly as its register shows it. If your company holds its own Victorian registration as well, that goes on too; our Melbourne builders page explains why.

Which insurance should the site talk about?

Whichever applies to the job's side of the river. NSW residential work over twenty thousand dollars needs Home Building Compensation cover; in Victoria, eligible contracts signed from 1 July 2026 come under Home Warranty. A short paragraph for each state, linking to the official guidance, is clearer than one blended explanation.

Can a builder licensed in one state work in the other?

Each state decides. NSW says general building work is intended to join its automatic mutual recognition scheme on 1 October 2027, and until then an interstate builder applies to Building Commission NSW under mutual recognition. For work in Wodonga, check the Building and Plumbing Commission's current requirements. Your site should show only the credentials you hold today.

Should we have separate pages for Albury and Wodonga?

If you build on both sides regularly, yes. Each page shows projects from that city, the approvals involved and the right credentials, and someone searching for a builder in Wodonga lands on a page about Wodonga. On the 3-page site, both cities can share a projects page with clear captions instead.
